Orlando Timeshare free to good home - Vistana Resort - Falls Section
2 bedroom (non-lockoff) deeded fixed week 12 unit 0255 every year (Spring Break/Easter). The week is fixed but can be used as a float any week of the year by canceling the automatic fixed reservation. This is a voluntary resort, there are NO staroptions, all trading is done within the resort or Interval or RCI (dual affiliated). This week is paid off with no mortgage or special assessments pending.

New owner to pay transfer fees estimated at $175 ($150 for LTT and $25 Vistana). I've seen this same week listed with resale brokers for $2500.

First usage year is 2018. Usage for 2017 has been paid for and deposited in Interval. 2018 usage can be deposited right away by paying the maintenance fee in advance. I have owned this since 2014 usage year, I am passing it along to another TUGer since I purchased more HGVC points. I've never stayed at the resort, had some great trades with Interval and RCI. I got it to trade for Interval resorts since Hilton is only affiliated with RCI.

Maintenance Fee Detail for 2018:
Maint Fee - $840.07
Tax - $82.27
ARDA - $5.00. (optional)
Total: $927.34

Trading fee in Interval is $139 for Vistana (Sheraton/Westin) resorts and has first preference on deposits, $169 fee for other trades like Marriott.

Week 12 is a high demand spring break Orlando/Disney week so it trades well in Interval or RCI. Depending on the year it may fall on Easter or the week before and gets excellent RCI TPUs. 2018 is estimated at 40 TPU. I got 56 TPU for 2016.

This week gets a bonus Accomodation Certificate from Interval for deposit, and I have received extra bonus ACs every year. ACs typically cost from $250-$400 depending on unit size traded into.

This is a 2 bedroom week so it avoids the new Interval upgrade fees.

Still plenty of time to deposit 2018 and place an Ongoing Search (OGS). I took ownership in June, put in OGS right away and it hit in September for a May Westin week the following year.

Question: I thought for fixed/floating Vistana weeks, RCI gives a "blended" TPU value based on a "basket" of similar units at the resort from different times of the year. If you got TPUs in 2016 based on the specific week of the year this is, maybe RCI has charged its policy for fixed/floating weeks. Anyone know?

I don't know if the policy has changed but I get the fixed week TPU value. It varies based on when Easter week falls.

I'll probably take the 40 and pick up one of the HGVC bulk deposits in late March if it doesn't get taken. You can see my Seapointe is float so I have to use the calculator for that once I book the week.

No, assigned deed weeks at Courts, Falls, Spas, Springs, Palms are deposited based of the week in RCI's TPU. That is the same for Interval International. Cascades, Lakes, and Fountains are deposited as a "blended week" and assigned that way. The best RCI TPU trade power would be Easter Week (where ever if falls), Week 51 (only if it includes Christmas Day - December 25) and Week 52.

I have a week 51 - Palms and last year (2016), it was the week before Christmas and had half the TPUs as this year week (2017).

The reason is because of the very long time period of when Vistana first started building at Vistana Resort and when the last phase was built. I think they actually created different HOAs for each phase. Something that seems rather unique to Vistana. SVV has four phases, all in four different HOAs. Seems kind of silly and would add to the costs for owners. If something bad happens at just one phase of the whole resort, there are fewer owners to shoulder the burden where if they created a single HOA, there are more owners to spread the costs. Also, you will see different MF amounts for what are effectively the same unit sizes at the same resort simply because they are in a different phase.

That is correct, but it wouldn't be deposited into an exchange as a float. The float use is at the same resort if the owner doesn't want to use week 12. Interval and RCI both list the deposit as week 12. I've never tried canceling the fixed week then trying to deposit.
