I am still missing the incentive to sell once they had your $1000. Are you paying a commission on top of that? Otherwise they get their money whether they do anything or not.

And for what it's worth Redweek does offer brokerage in their full service listings for a lot less and a closing company can be hired for much less as well using any site.

On of my pet peeves about SMTN is how incomplete and error filled many listings are. Not to say the other cheep-y and free sites are better but if you are paying around $1000 and have the service of a broker then I would expect the broker to at least help the owners write decent complete ads without errors. But I guess that goes to my first point that they get paid the same even if they don't do anything so why would the bother.

That too. I understand that it is nice to purchase an ad that is good until it sells without needing to pay another fee but they should require the owners to once a year update the current MF's , any other changes, and just to verify that the listing is still available.

Stay away from this "company". It's a big scam. They take your money upfront and then ignore you. When you complain, they contact you with excuses. I had one of their representatives tell me that they do not sell time shares, they only advertise. Yeah right. They scamed my money and then they insult my intelligence. Do your research. Sellmytimeshare.com is a huge scam. The only guarantee is that they will take your money.

SMTN is just a listing site --- no more, no less. They collect a significant upfront fee from would-be sellers; it has never been any different there.

SMTN is an expensive (and I suspect unproductive, far more often than not) "upfront fee" advertising operation. Most of the listings there are absurdly overpriced, no disagreement on that, but can you elaborate further on exactly how / why you regard SMTN as a "scam"? :shrug:

Well that is somewhat correct. It is merely a listing site just like E-Bay, Craigslist, Red Week, TUG, and My Resort Network, etc. There is a big difference between a listing site or company and a company that sells. The difference between SMTN and the other ones I just mentioned is that SMTN is a very expensive listing site.

How did you find out about SMTN and what exactly did the people there promise you in exchange for you paying the hefty listing fee?

In addition, if a buyer is available, they charge high closing fees, resulting in no sale.

There was a listing I wanted for $400, closing fees were about $1700. The listing said seller motivated, will negotiate but they would not present my offer for seller to pay closing costs.

I got a week elsewhere for no cost at all.
