Christmas Event Week price premium?

Would a Christmas Event Week (Fixed Week 51) in Hawaii command a price premium over a regular platinum floating week? If so, how much extra would it sell for?

It should, but again it is what a buyer will pay. I myself don't want Christmas week in Hawaii, so to me it has no premium. It would have a premium for a buyer that wants that specific week year over year. I do not know what that premium has been selling for however, can't help with that.

I'm assuming you mean "rent" rather than sell?

The week between Christmas and New Years actually is higher, but Christmas week is a close second. For Comps, see sites like Redweek - same resort/size/view.

Based on a developer price sheet I have for Kingsland, pre-construction (Feb 2008) the premium on a Christmas week over a platinum week is 20%, New Years is 50%.

Type VI - 2 br Premier Platinum $87,600
Christmas Week $104,500
New Years Week $131,600

Denise - Actually I did mean "Sell".

Dave - Thanks for the information. +20% seems like a reasonable premium for Christmas week. Hopefully that pricing model still holds true even in re-sale. Good place to start anyway.

OK - In that case, fixed holiday weeks also sell for significantly more. I wouldn't be surprised if more than 20% more at some resorts.
