I know this question has been posed before, but unfortunately, I am unable to locate it (hint: a sticky would be nice!)

What are the total closing fees, activation fees etc. one can expect when purchasing a resale HGVC timeshare? Who customarily pays these fees? Do the fees vary by resort? How much does Escrow service typically cost?

Closing cost will be around $1000 depending upon where you purchase. There will be an additional HGVC $399 membership transfer fee, $560 (resale, this is $349 for developer purchase) club activation fee and $59 (I think this is correct) estoppel fee.

Normally, the buyer pays these.

Thank you GT75. So $2018 in total buyers fees for a resale, correct? None of these fees would be eliminated (e.g. Club activation fee) because I am an existing HGVC owner?

$1028 total. Only break a current HGVC owner gets is a single club dues regardless of the number of deeds.

The seller will likely add a closing fee to that as well but that is not a HGVC fee. Looking at EBay I have seen that fee range from $0 (Paid by seller) to $750. Expect about $300 or less on average.

Unfortunately you have to pay the club activation for fee for all purchases regardless if you already own.

You can often find sellers that wall pay some of the fees, particularly the closing costs. Most of the ads on eBay, TUG, Redweek, etc will specify who pays what. Broker web sites often don't state up front, but i imagine it negotiable in most cases.
