Curious about Grandview Las Vegas

I have seen several RCI points weeks advertised on Ebay and Tug for this timeshare. A 1BR for an average week provides 61,000 RCI points while only costing $382 in maintenance. I have some questions:

How is this timeshare able to keep maintenance costs so must lower than other timeshares in Las Vegas? Do they have such a superior management team? Are they able to pay their workers much less than any other place in Las Vegas? Is the developer eating some of the maintenance costs to promote sales? Is maintenance being deferred?

I see on RCI that there are hundreds of units available for the next 18 months for rent or trade. Through the end of this September, I can pretty much rent any week I want for only $299. Through the end of this year, I can pretty much trade into any week I want using only 3 to 7 TPUs. So with a resort that obviously has so much more supply than demand, how does RCI give a 1 BR at this resort a trading power of 61,000 points? If I buy a week here, am I guaranteed 61,000 points/year forever, or can RCI change the deposited point amount each year like with TPUs?

I also don't know the explanation either. Regardless, Grandview's points-value per maintenance-fee dollar is so attractive that after I downsized from a resale 2BR triennial points unit in Florida I sprang for an eBay 1BR triennial points unit at Grandview At Las Vegas (the bare minimum, which suits us fine).

We vacationed several times at Grandview before buying there. It's a nice place conveniently located next door to Southpoint Casino & Hotel about 7 miles south of Mandalay Bay.

We took advantage of RCI Last Call & special sale offerings, way cheaper than any of the Las Vegas hotel special offers & lots roomier & more fully equipped than hotel rooms -- not surprising in that Grandview units are fully equipped 1BR-1BA timeshare condos rather than plain hotel rooms.

Forever is a long time, but the 61,000 point deposit for a 1 br has held for the last several years anyway. I suppose RCI can devalue them, or Grandview management might raise MF, but I'd suspect that such changes would be evolutionarily, not suddenly. As long as Grandview is still in active sales, don't expect a large change. Should they sell out (which doesn't seem likely, judging by rental vacancies) all bets are off.

The same company that owns Grandview, Vacation Village, has built another timeshare right next to the Grandview and silverton casino. It's called Berkley. Not sure what this means for future maintenance fees at Grandview though.

Went to a presentation over Christmas, and was told that Grandview is locked/blocked into the space they currently have. So no more expansions of the existing TS.
The existing sales building will be turned over to the Grandview management and converted into loung and store. (the existing onsite store is a dinky thing beside one of the pools). The existing checkin building has only a small business center and lounge, so it will be good to see all those services and facilities expanded.

I saw something on another site where someone mentioned that the membership they bought went back to weeks and you would have to pay but That doesnt sound right..

I currently own at Grandview due to the low maintenance fees and excellent buying power. I noticed a couple of things when touring the property that I'm sure contributes to the low maintenance fees. First, there's very little of the property that requires landscape work. And, other than a small snack shack next to the main pool, there's no restaurant on the property. They can get away with that because they are right across the street from South Point Casino that offers many dining options. They also charge for their shuttle service to the strip. While it's a minimal charge ($8 last time I was there) it's still a charge.

Our eBay Grandview points unit (triennial) was already in points when we bought it & remained in points upon transfer to us. Our winning eBay bid was $300 or so. The seller paid closing & resort transfer fee. RCI charged us $98 to add the triennial Grandview points unit to our existing RCI Points account.

It's possible that that points membership had lapsed. In that case, it would have reverted to the underlying week ownership contract and the new owner who l d be subject to the whole rigamarole again. (Hint) don't let your points membership lapse.

We own two 98,000 points 2 bedroom weeks and one EOY 9,000 point one bedroom week at GLV. All purchased resale as points weeks. It is far, far cheaper to buy a resale points week than to convert a fixed week to points.

IMHO typically Las Vegas locations have lower maintenance fees that resorts in other parts of the country for several reasons.
1. Nevada taxes are paid by the gambling industry revenues.
2. Most people vacationing in Las Vegas typically spend very little time in their units saving a lot of wear and tear on the units.
3. The dry desert air is easy on the building exteriors as opposed to beach locations where the salt air requires a lot of expensive upkeep and maintenance on the buildings.

An important thing to know about the Vacation Village family of resorts is that you can only book or stay a maximum of 8 weeks total at any combination of those resorts. The Vacation Village Resorts® family of properties includes Berkshire Mountain Lodge, The Cliffs at Peace Canyon, The Colonies at Williamsburg, The Grandview at Las Vegas, Massanutten Resort , Mizner Place at Weston Town Center, Palm Beach Shores, Patriots Inn, Vacation Village in the Berkshires, Vacation Village at Bonaventure, Vacation Village at Parkway, Vacation Village at Weston, Wilderness Presidential Resort at Chancellorsville, Williamsburg Plantation and our newest resort, The Berkley, Las Vegas.

It would seem that purchasing 2 1BRs would be a better deal as you could get 61,000 points each while only paying $380 maintenance each. I don't know of another timeshare in Las Vegas that comes close to having maintenance as low as $380 for a 1 BR.

As for points, looking at the RCI weeks site, it seems that there are hundreds or thousands of units available at Vacation Village Grandview, Parkway, Weston and Bonaventure to cheaply rent or exchange into. So, I don't know how RCI determines the relatively large point values attached to Vacation Village resort units - do they use the magic 8 ball, or is there some deal between Vacation Village and RCI?

As long as things remain as they are, I think it would make sense to buy a cheap points resale unit there. But, if you ever had to rent your unit there, I don't think it would be easy to do so; Grandview is almost 7 miles south of the Strip.

Yes you can still buy the cheap weeks there instead of using your points to stay there. Also if you need an extra night or two, as an owner there you can book them directly through the resort at a nice discount. As a Vacation Village owner you will even get the weeks cheaper than $299. Just make very sure that any resale week you buy is already in the points program as it is cost prohibitive to convert a fixed week to a points week. I find it well worth the money to pay the extra to be in the RCI platinum program. In addition to the other benefits it gets me a discount on those sale weeks and several days advance booking for the sale weeks before the sale opens up to the rest of the RCI owners. Just like your RCI membership fees the cheapest deal for the platinum program is to pay for three years at once.

We have a 122000 yearly Grandview at Las Vegas with the SAME MF..... I paid roughly 2000.00 for my contract a number of years ago and have had WONDERFUL vacations all over the US.... including Hawaii.... and have never stayed at the Grandview.... this summer we have a three bedroom booked at Island Links, Hilton Head for over the 4th of July week.... 2nd time we have done that and STILL have 35000 points left over..... you can't beat that.... I didn't realize Massanutten Resort was one of the Grandviews.... I bet you can't ever get a house for the exchange fee.... :) man I LOVE timesharing.... Dave.... and we are looking at getting another bi-annual or tri-annual Grandview at Las Vegas to finish out our RCI point total....

We have a 122000 yearly Grandview at Las Vegas with the SAME MF..... With points you have to plan in advance by the start of your use year if you want to use "your week" at "your resort" so with points you don't actually have to do anything to deposit your points week. And yes we go all over with our points.

Lately I've seen people giving away or selling for next to nothing the 49,000 point weeks at Grandview Las Vegas, sometimes even paying all the closing costs. These are typically one bedroom weeks and maintenance fees are maybe just a small amount over half the $765 for the two bedroom weeks. I suggest you get one of these weeks and see what you are able to do with that number of points. You can borrow from the next use years points too. If you decide you want more points, you have plenty of time to watch for deals on the larger point weeks or even another free or cheap 49,000 point week.

The current fee to book a week using your points is $230. I mostly find 2 bedroom units, sometimes just one bedroom units but those are usually at resorts that have mostly one bedroom units anyhow and even once in a while a three bedroom unit. The most points I've ever used for a week was either 46,000 or 48,000 points, sorry I can't remember which it was. That was for a week in a two bedroom unit at Casa Ybel, a Hilton Grand Vacations Resort on Sanibel Island, Florida.

The maintenance fees are just a little higher for some of the other resorts in the Vacation Village family like The Cliffs at Peace Canyon, also in Vegas, Vacation Village at Parkway in Orlando and the 3 different resorts in Weston, Florida, which are the Village at Bonaventure, the Vacation Village at Weston and Mizner Place at Weston Town Center. I often see listings for all of them on eBay and they usually go for a fairly low price. Pay close attention to any listing you are looking at to make sure you understand what closing costs you will have to pay. Some listings include all the closing costs paid by the seller. Usually the $224 fee for the first week you put into the RCI program isn't included but lately I've seen some listings where the seller is even paying that. Once you have your first week in the RCI program any subsequent weeks you would buy the the fee would only be $99. I've even seen listings that have two years points but the ones I've seen will usually require the buyer to pay this year's maintenance fees. One of the weeks we bought had two years points and I was happy to pay to get those extra points.

Excellent info! Thank you for taking the time to reply and explain all of that!! We have an RCI account as "weeks members" for the EOY timeshare we have in Cabo. We've had it a few years and we've always deposited it and used our trading power to book something else through RCI. I just found out recently that some timeshares use "points" instead so I'm trying to learn that system. I didn't know about ongoing searches either! I have so much to learn, but I'm tired of paying thousands for resorts and vrbos every time we want to go on vacation!! We also made the mistake of buying directly through the resort. It makes me sick to think we wasted a college education because we didn't know any better. Thank goodness for this group and everyone so willing to help us newbies!

I think you will be amazed at what you are able to do with points vs depositing a fixed week. My sister owns a fixed week in a three bedroom Spring Break week at Orange Lake in Orlando, very desireable, and gets the worst trades ever compared to what we get with our points. Plus they pay a lot higher maintenance fees than we do for our 98,000 points week. She frequently calls me to see what I can find her and I put stuff I find on hold to see which if any of what I've found she wants. They gladly pay the $230 fee and the $69 guest fee.

If you are buying a points week I highly recommend you spend the money to get RCI's platinum program. If you are doing searches that benefit alone is well worth the money! I just paid the three year fee for that and it was $171. Sorry I know there was a discount but I don't remember how much it was vs paying a year at a time.

So you deposit your Grandview weeks in RCI and use your points to go other places each year? (Sorry if that's obvious- I'm new here and trying to figure everything out!) Is there a way to find out how many points different resorts "cost" for a week so that I'd have an idea of how many points I'd need to get? (How many weeks I'd need to find through resale to get enough points for a vacation.)

Hey.... I never stay at the Grandview. The 122000 points is enough for us,,,,, we stayed 10 days in Hawaii in top notch places and would have still had some left over....

I would have loved to find a 122,000 point week for $2k but unfortunately they are going for $3500 and up now. It was more cost effective to buy the 98,000 point weeks for about $1200. I used to tell people not to waste their money buying the 49,000 point weeks but lately have been seeing people literally giving them away, even paying the closing costs. Hard to beat free!

We've also had so many wonderful vacations at fantastic resorts and have yet to stay at Grandview Las Vegas.

if you can not get at least 61000 points and pay the 300+ mf a year I would not do it.... I can not see paying the same fare for 49000 points when I could pay for 61000 points.... also the same for 122000 point compared to 98000 points.... not willing to leave points on the table.... but NOW I have been looking for a bi or tri annual 61000 mf contract...... not wanting to pay an arm and a leg for it.... so taking my time and watching.... Dave
