Can anyone explain the HGVC Seaworld Phases 1, 2, 3, 4 and what the differences would be and if there is an advantage to one or the other.

I am interested in a 5,000 point contract as it seems to be a sweet spot for price and annual dues and I am interested in HGVC as a pure points play and not tied to any specific location.

I guess I would also be interested in Las Vegas Boulevard too, but am new to researching this.

I don't think that the differences will have any impact on you if you are not looking to stay at the resort by booking in the 12-month window. In that window, you have to book within your season in the same unit type as your deed conveys. There are differences in 2-bedroom configurations: lock-off or dedicated and king/queen/2-double second bedrooms.

Yes, i agree. If you're simply interested in points (not looking to book exactly what you own during the home booking window) then it really doesn't matter.
NOTE: There maybe a slight difference in total annual MF cost but I don't recall it being significant.

Here's my understanding of the SeaWorld budgets

There are two separate budgets at SeaWorld. One for Orlando Vacation Suites I and the other for Orlando Vacation Suite II.

MF for "OVS I" is the same regardless of unit size however their Real Estate taxes differs by season for each unit size. There are 68 units (3,468 unit weeks) in OSV I. OVS I has two bedrooms units and 4 three bedroom penthouse units.

MF for "OVS II" is based on unit size and their Real Estate taxes also differs by season for each unit size. There are 448 (23,296 unit-weeks) in OSV II. OVS II has one, two and three bedroom units.
