First and foremost, welcome to TUG!

I was just there on Saturday for a meeting and noticed that the sales weasels were taking walk-ups for sales tours. As always, realize in advance that 75% of what the sales weasels tell you is either an obfuscation, misinformation, or an outright lie. The problem is that you then must divine what 25% of what you were told is the truth.

Hyatt Highlands Inn is a truly unique and stunningly beautiful property, and it's a privilege to own there. Just be sure to promise yourself not to buy from the developer and instead buy resale from the many reputable resale outlets, including TUG, Redweek, myresortnetwork.com, and others. And when you walk away from the sales weasels without having signed anything, be sure to treat yourself to lunch or dinner at the newly-redeveloped California Market restaurant with its stunning views of the Pacific Coast below you. It's a singular experience, and you'll want to stretch it out for as long as you can to keep your spot by the window.

How do the MFs compare to Sedona for 2000 or 2200 points in a 2 bedroom. My sister is considering either one resale.

MF's at Pinon Pointe are about 35% lower when considering 2BR to 2 BR apples to apples comparison. I own a 2BR lockout at PP and a 1BR at Highlands Inn. There are only five 2BR units at Highlands, so they're the anomaly rather than the norm. If forced to choose, I value my week at Highlands Inn higher than PP, for the following reasons:
  1. Better year-round weather conditions. It's true that Carmel can be notoriously cool, but it's never as low as the 30's and rarely even in the low 40's, owing to its proximity to the ocean. It also has its rainy season and the dreaded June gloom. But overall, I'd be happy visiting there any time of the year. Sedona, on the other hand, can get hot (like right now, for example). This limits the desirable season to late winter, spring, and fall months. Winter isn't terrible, but it can definitely get cold enough to snow on the valley floor.
  2. While the scenery at both places is fantastic, I think the Pacific Coast--especially in the Monterey Bay/Point Lobos region--is singularly spectacular. It's just breathtaking--and the Highlands Inn location, which is built literally on a cliffside overlooking the Pacific, is one-of-a-kind. There's no way the property would be permitted in today's California to be built, which makes it that much more special and revered.
  3. This next factor is purely personal, but Highlands Inn has far fewer kids at the property, which is a plus for us at this stage in our lives. Not that the kids posed much of a problem at Pinon Pointe, but things were a little louder there. Highlands Inn is a completely peaceful, quiet hideaway.
All that said, we also love Sedona and Pinon Pointe. We feel like we've got the best of both worlds by owning at both.
