Oceans 22 Questions- Deciding about a hold

I have a 3 bedroom on hold at HGVC Oceans 22, and we have a few questions:
1- Do exchangers have to pay the $10.80/day parking fee I see on the hotel website? It isn't mentioned om RCI fees page.
2- The girl who answered the phone said all 3 bedroom units are oceanfront. Does anyone know if that is true?
3- Any idea what this area would be like over Thanksgiving? I noticed previous discussion of a water park and mini golf. I'm guessing the latter would be more useful off-season?

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
It could be beautiful and warm or it could be quite chilly especially when the sun isn't shining bright. Anything after mid October can get chilly in MB or not just depending on what mother natures decides to do. I wouldn't count on being able to swim in the Ocean or in a non heated outdoor pool in late November.

1. I don't know. We used HGVC points to stay.
2. Yes, this is true. We stayed in a 3-bedroom, one of the top floors, north side, it was absolutely awesome!! Would do it again in a heartbeat :)
3. November can be tricky. Sometimes warm, sometimes cold and damp. The ocean will be too cold for all but the bravest. You will want a heated pool. During our stay at Ocean 22, the outdoor pool was NOT heated and it was not comfortable to swim.

I would confirm the booking with RCI!
