An annual 67100 recently sold on eBay for $610 with buyer getting a free use year.
An eoy 81000 unit recently sold for $760.
The annual 81000 units typically go for about $1,500.

I think the EOY 65,700 will be tough to sell. I would offer it up for free in the Bargain Deals forum. I see Annual and EOY Gold Plus weeks offered a lot with free usage and the seller paying all closing costs. If you offer to give it away and perhaps have the seller pay closing costs, you might be successful in the Bargain Deals forum. I would think that if you were to list the Annual 81,000 in the TUG Marketplace, you should be able to get $1500.

The 81,000 depends on whether it is a Plat 2 bed room or a gold 2 bedroom lockoff. The Plat is worth more because the points are the same bit the MF is lower.

Good catch. The key is really High season vs Prime season. Prime season will always fetch more. As you say, if the 81K is only high season (Gold Plus), then it might be a freebie week too.

It would'nt if the MF were strictly based on the amount of points you own. However, that isn't the case. The MF are based on the size of the unit you own. High season has the same MF as Prime season. It comes down to desirability. Why would someone want to pay $1300 a year for 67,100 StarOptions when they can pay $1300 for 81,000.

This is the exact argument for the Flex program (which I will never join) in that your fees are based on the number of options you have. The size of your unit is the number of options under the flex system.

If you think about it from a developer sales standpoint the Gold weeks are sold for less than the plat weeks to attract buyers - but in the resale market the pricing difference is often much less - especially at mandatory SVV.

From the HOA perspective costs are relatively fixed so it makes sense to set MF based on unit size rather than on demand. This disconnect between developer objectives and HOA objectives is one of the critical flaws in the TS market IMO.

I am not aware of any active deed back program for SVV or Vistana. However, if you are willing to just deed back, try giving weeks away in the Bargain Deals forum. Better to let a Tugger get something they can use than to just give the week back to Vistana to sell for big $$$.

Is a 81k SO, EOYO, MF $760 a good price (re MF)? I know this is partly subjective but I wasn't sure due to the EOY (it's roughly 15k for 81k SO). Thanks!

I think $15K is way too high for SVV-Bella. Remember - you only get the 81,000 Staroptions every other year.

That's amost enough to buy an every year 148,100 SO deed at Kierland.

I paid $500+ closing for Every Year 81k 2 bedroom platinum season. So my maintenance fees are fairly low. Got it 2 months ago.

depends on which one you get. If you get the 2 bedroom in Platinum season, then its fairly low. If you get the 2 Bedroom + lockoff in gold season, then its higher.

My 2bedroom Plat - $990 Maintenance + $153 Tax + $35 VSN fee (since i already pay $140 on my other ownership).

Looks like 2 bedroom non-lockoff platinum 81,000 is the best ratio of SO/MF at SVV. However, 81,000 will only get 1-bedroom in most other places in high season, or 2-bedroom in lower season only.

Just purchased a 81,000 annual platinum 2 bed, non lock off on RedWeek for $1,000. MFs are $1189 per year.
