WYNDHAM MAINTENANCE FEES

Is it true that if you pay monthly you are actually paying next years fees, ie 2018 being paid now? Thanks in advance

yes and no

udi contracts are a pay as you go thing. 1/12 each month through 2017 pay the 2017 fees

converted weeks however work differently. In 2017 we pay an estimated 1/12 of the 2018 fees each month so that by December Wyndham has collected enough to pay 2018 fees when billed by the HOA.
The program fees for converted fixed weeks, however, are pay as you go (ie 2017 paid in 2017)
so there is a strange thing that can can happen if you fall behind with the converted fixed weeks and that is you can be tossed out of the club but retain ownership of your week.. ie it reverts back to being a fixed week and not part of the points system

I hope thats not too confusing

My in-laws bought 2 resale contracts recently. The first one finally transferred and is showing in their online summary. They also just received their first bill for monthly maintenance fees. The issue is that online it shows their first points being available in 2018, and no points in 2017. The contract they signed also very clearly states the first use as 2017, and is a UDI so if they are paying maintenance fees its for this years points correct? Any suggestions?

Sounds like someone used the points before it transferred. Not sure if they got it from someone directly or a middle man. Either way contact the person it was purchased from. If they are a professional at the very least will refund the MF for the points they are missing for this year.

good advice but remember you can book those 2018 reservations now, at your home resort, and beginning Mar 1 for everything else

and if you credit pool the 2018 points you can use them for reservations this year

Have you tested this getting "tossed out of the club but retain ownership of your week" action? Seems like an inexpensive way to UN-convert a converted FW unit. Just don't pay the program fees?

You can unconvert a converted fixed week by just asking them to do it too - no charge.

I didn't ever want to unconverted anything so I guess the answer is no. You can test it yourself. Just stop paying mf. They will foreclose on your UDI but you will still own the weeks

This has been discussed more than once here on 'tug after someone posted about losing their points and haveing to pay a fee to re convert

I did have a problem once when one of my converted weeks disappeared from my account. I went to Orlando to meet with someone from the transfer dept. to figure it out. coincidently I was behind with my mf. Her first guess was that they had unconverted that week.

So my statement about what happens when you don't pay the fees is based on my experience and that of others
