Did the owner's update at WLR. They are now selling the 2BRLO Ocean Side (what in WKORV is called Ocean Front) units for a premium over the regular units. If you love WLR and want that full ocean view and no neighbors, call your SVN rep. They may choose to deal -- sell back your current WLR unit for an OS one. PM me if you need an SVN rep.

They will start selling the remaining buildings when the 1st set of buildings is sold out, which should be soon. Expect to open the next set of buildings later this year. They look very close to being done.

Around $45K now. Regular 2BR LO seem to be around $35K.

clsmit, ... After you first posted about OS Lagunamar, I called Starwood and was offered an upgrade of one of my Lagunamar Platinum EOY 2-br lockoffs to an OS Platinum EY 2-br lockoff for $23,500.

The upgrade would also include a retro of a non-developer unit of my choice. I was also told the OS Lagunamar units (just like OF at WKORV) would have the same yearly MF as the non-OS Lagunamar units. I didn't ask about Starpoint bonuses for purchasing/upgrading to an OS or increased Starpoint conversion rates for OS Lagunamar.

My 2 EOY 2-br lockoffs cost me $21,500 each (and each included a retro: 3-br Platinum HRA and 2-br Platinum WKV). The upgrade unit would be $23,500. So, the total price of the OS Lagunamar would be, as you posted, $45,000.

Still trying to find out if there are actually "cross resort line" upgrades as has been posted recently on TUG before I decide anything. My sales contacts have been unable to find out anything about such an odd animal.

Thanks for posting about the OS Lagunamar. ... eom

To clarify, you mean WKORV-N. OF at the south property are deluxe units which have higher MFs (except the center unit), and are true ocean front, instead of what I call ocean close (with a view over the restaurant) as at the north property. ;)

Ken, ... No, I didn't mean to say WKORV-N.

Units 30-31 in Buildings 2 and 3, 2-br OF units (the non-corner, non-deluxe front and center ones http://www.tugbbs.com/forums/showpost.php?p=893809&postcount=17) at WKORV are the same size as all other non-deluxe 2-br units.

At WKORV, the deluxe units (OF or OV or IV) are larger and their larger MF is roughly based on increased square footage and the inclusion of a balcony/lanai on the smaller 1-br portion of the lockoff unit. The non-deluxe units all pay the same MF, too, whether they are OF, OV or IV.

What I was trying to get across is that at Lagunamar all the units are the same size, so at Lagunamar, like WKORV (and WKORV-N), the OS units will pay the same MF as all of the other same-sized units that are not deeded as OS. ... eom

To clarify further, the higher MFs really don't have anything to do with the view since everyone pays the same MFs regardless of view or season. It's because those units are physically larger by square footage.

So I am guessing these true OF units at WLR are the same size but are at the end of the halls? They sound nice. Too bad they are a flight away from us.

FWIW Correction - as to get the FACTS correct...

The center OF villas at WKORV are slightly larger than the premium non-OF villas (per CCRs) - as the OF center studios have a true lanai (the difference in size), but have the same MFs

Also - the MFs for the Deluxe OF villas are not proportional to the MFs of the Premium villas based on size - they have a premium associated with them.

I wrote a post comparing the MF per sqft at WKORV (last year I think) - the OFC have the lowest MF per sqft - the 1Bd villas have the largest. The order from lowest to highest (based on MF/sqft) are as follows:

2Bd LO Premium OF (center)
2Bd LO Premium non-OF
2Bd LO Deluxe (all)
1Bd Premium

True OF at WLR sounds nice and likely have same MFs (imo).

Oooh, I didn't know that they are not proportional to size on those OFD at WKORV! EEEVVVIIIIILLL.

Hi Kath - hope all is well.
Yep, by a good amount. OFC is by far the best deal. I listed them (cost per sqft) in a post a while back, but not sure where.
Considering where Maui seems to be going in screwing TS owners - WLR OF may be a nice to have, but still waiting for those incredible ocean photos... :p :ignore:

found the post re: WKORV MF per size - worth saving for reference
http://www.tugbbs.com/forums/showpost.php?p=1021580&postcount=6

2011 MF per sqft are as follows - from lowest to highest:

2Bd LO OF Prem (OFC) ~$1.21/sqft
2Bd LO Prem (non-OF) ~$1.39/sqft
2Bd LO Dlx ~$1.56/sqft
1Bd ~$1.74/sqft

MF Valuation per sqft: {this one holds for MF on any given year}
2Bd LO OF Prem (OFC) ~30.6
2Bd LO Prem (non-OF) ~35.3 (15.3% more than OFC)
2Bd LO Dlx ~39.6 (29.4% more than OFC)
1Bd ~44.1 (44.2% more than OFC)

Hi, Kath! Yes, the OS/OF units are pure end units, the same size as a 2BRLO at WLR and have no side neighbors. It's 1 2BRLO per floor on the ends of 3 buildings. I have emailed DeniseM a new map to post, so you'll be able to see where they are (ends of buildings 1, 9, and 14). I'd ask for building 9 if I were doing a reservation, personally.

New WLR Map - thanks Carol!

WLR

We are very excited to be going in a few weeks for our first stay here. I will have some work to do while there, does anyone know how reliable the internet connections are in the villas?
Thank you

I haven't been to Lagunamar in over a year. When I was last at Lagunamar, I would say the wireless was spotty and the Ethernet connection was also.

I heard the same thing about connectivity from people who had been to an Internet Cafe. Maybe it has something to do with being in Mexico. It was not fatal to communication. It was slightly annoying. But, Internet at Lagunamar was almost always working and, in the US, I am used to it working all the time.

Wireless works at the pools and lounges (but bad glare from the sun) and on the balconies at Lagunamar about as well as it works in the rooms. ... eom

Thanks for responding. Like you I am used to it working all the time, slightly annoying I can deal with :) If someone has been more recently maybe they will share and we can be pleasantly surprised!

Was there from from March 14-21 and had no problems with the wireless connections. Pool was also nice and warm!

Wireless reception really depends on where you are. We were traveling with 4 teens and they ended up plugging in the laptop (what's an ethernet cable, they said? ) to be able to Facebook and Skype and upload pictures. The iPhones/iTouches worked sometimes, depending on how close they were to the wireless transmission point. Our unit was on the end and I could never get a strong enough signal to get my blackberry connected. So go play outside instead of playing on your computer in your room!
