Renting murphy bed side of lock-off at KBC

Hello all, I have looked high and low throughout Tug and haven't found any information on being able to rent my murphy bed side of my lock-off at KBC. I have contacted both Marriott Vacation Club directly, along with II and they will not accept that side for renting or trade (though I have noticed that it is listed on the points chart). I also haven't found such rental listings on either Tug or Redweek. My ideal would be to deposit the studio side with II (and hopefully snag a larger villa elsewhere), yet still be able to rent the murphy bed side at a reasonable rate. Can someone please tell me your experience/ knowledge about this, along with any "how-to's" if it's possible? Thanks!

There are several pertinent articles at the top of the Buying, Selling, Renting, board that you may want to take a look at. Also, look at the TUG Advice Page (linked in red bar - top of page) for several articles about renting.

Right now, a lot of people are trying to rent their timeshares, so you want to price your week competitively, market it well, and make sure you have a lot of traffic - because you have a lot of competition. I personally use these cheap or free websites to post my Ads:

TUG Timeshare Marketplace - http://tug2.com/timesharemarketplace/
1 year Membership - $15
Ads - free up to 25

www.craigslist.org (free)

www.redweek.com
Membership - $14.99 for 12 months
Timeshare Rental Ads - $24.99/ea for 6 Months
Timeshare Resale Ads - $59.99/ea for 12 Months

Many people don't like Craigslist, because you get a lot of scammers who respond, but they are painfully obvious, and I just ignore them. Another tool I use to eliminate the scammers is that I only accept payment by Paypal which requires a verified bank account or credit card to be registered. I just rented my Hawaii timeshare for full asking price on Craigs list. On Craigslist, you need to create a Craigslist Acct., create 3 different Ads with different titles and wording, and rotate them every 3 days. You don't have to rewrite the Ads - if you create an Acct. they will be saved in your Acct., and you can just renew your oldest Ad every 3 days and rotate through them.

Denise, thanks for the information on how to go about renting. Before I do more searching, however, I'd still like to know if I'm even able to rent that side or not as per my previous posting (i.e. not able to do through Marriott or II; also not seeing other similiar ads in past). Thanks!

I also own a 1 Bed/ 2 Bath unit at KBC. I would believe that you should be able to rent the Murphy bed side since you are the owner and the renter agrees. When I first bought in 1999, I was told that II would not exchange that side because back then it was a pull out sofa bed and II only exchanged units that have a real mattress. Since the units now have a murphy bed with a real mattress, II should accept it as a valid exchange unit. I raised the question many times to II, they sent me to Marriott, who then says it's an II issue. Maybe someone can get to the bottom of this. I too would like to exchange the murphy unit. In the past, I have exchanged the studio portion and just stayed in the murphy side. I have also gotten very successful rentals for the whole 1 bedroom unit.

II does not rent units for owners - I don't know if Marriott does or not.

The units you see for rent on II have been deposited by owners, and II rents them and keeps the proceeds.

To rent this unit, you will most likely have to do it yourself.

Brenda, thank you for clarifying my original question. Even with the murphy beds (i.e. mattress), it is my understanding that II will still not take this side for exchange. When I've asked, it is because they do not have comparable units for exchange. Regarding renting, are there any KBC owners out there who have locked off their unit and then rented the murphy bed side? Thank you!
