I have been searching time shares off and on for the past 5 years.

Lately I've been seriously searching and researching the Wyndham system. Especially the resales on eBay.

We usually take one big vacation per year with several mini vacations.

I just have a couple of questions.

1. Are MF the only monthly payment or are there separate HOA fees on top of that?

2. If I wanted to mainly take advantage of the Sunday through Thursday's, is that ok? Are rooms available for that time frame? How would HK fees affect that?

3. Is 154,000 ok to start off with?

Ok...I think that's all I have for now, any other information would be greatly appreciated. :)

Hey there! Welcome! First, you asked specific Wyndham related questions; so may get better response if this thread is moved to the Wyndham section of the forum.

Wyndham likes to collect our MF monthly and it's most economical to have it on autopay either from bank or credit card. The fees collected are for the managing of the resort (HOA) and managing the point trading system (Club Wyndham membership fee). Outside of those fees collected monthly, there can be fees for making reservations (we get some included free each year, but these can be exceeded if short trips are used); extra housekeeping fees if needed, fees for pooling points, fees for exchanging in RCI (if used), extra guest certificates if needed.

Various Wyndham resorts have different reservation rules for different seasons. If they have high demand, they may require a Saturday or Sunday checkin and may even require a specific number of days stay. So the answer is you need to check the Member Dirctory to see what the requirements are for the resort you desire for a specific season. Most require at least a 2 day booking (even in quiet season).

Specific to your question: yes, there are many resorts where you can stay Sun through Thurs. If you have enough housekeeping credits left in your account, there's no need to buy more. Wyndham allots enough to cover your points if you take week long vacations. If you take a lot of long weekends, then you might need to purchase a few more. Think about it, if you use short stays, they have to clean more.

There are some resorts where you can stay one week in a 2 bedroom unit for 154K points during prime time. Other resorts will cost you 189K for a 1 BR in prime time. Whether or not 154K is enough for you depends on what size unit you need and what time of year you want to use it and where.

On the question of fees, your monthly payments to Wyndham include a dues payment that covers the cost of exchanges within the Wyndham system [exchanges of points into RCI incur the usual RCI exchange fees].

I own two contracts at Seawatch, Myrtle Beach which is maybe the most expensive points property.

My yearly costs in 2012 are $5.25/$5.26 per thousand points for maintenance and housekeeping allowance [there's a technical difference between the two contracts that makes the penny difference], plus the greater of 51 cents per thousand points or $98 for dues [the $98 floor is for both contracts combined].

So in total I'm paying $1,090 for 189,000 points in 2012. If I owned at a cheaper location I'd save about $100 per year, the only difference being that owning in Myrtle Beach allows me to reserve there up to 13 months in advance.
