Highest RCI Points & Lowest Fees - Vacation Village At Parkway Triennial - Cheap.

$250 buys our 2BR-2BA triennial points unit at Vacation Village At Parkway.

The unit we're offering generates the maximum points possible from a triennial unit at Vacation Village At Parkway -- 30,833 points every year.

Maintenance fees & taxes work out to the equivalent of approximately $271 for 30,833 points.

Closing & resort transfer fee are responsibility of the buyer -- ditto fee to transfer the unit into your existing RCI Points account, or to open an account if you are not already a member of RCI Points.

The resort is conveniently located at the intersection of I-4 & Rt. 192 in Kissimmee FL. Our unit is already points-converted & will remain in the RCI Points system upon transfer to the new owner.

All ownership at Vacation Village At Parkway is 2BR-2BA lock-off units. Physically, each 1 is more like 2 side-by-side stand-alone 1BR condos than a single 2BR condo. To use both sides together as a full 2BR condo, you keep both doors open off the connecting private vestibule. Each side has its own TVs, washer-dryer, full or mini- kitchen, bedroom, living area, etc. To use the 2 sides separately, you keep the connecting vestibule doors locked.

Units there like ours that have been converted to RCI Points are in 3 different points levels according to demand season -- high (92,500 points) & medium (74,000 points) & low (55,500 points).

Biennial units are good for half those point amounts each year. Triennials are good for 1/3 of those point amounts each year -- 30,833 (high) & 24,667 (medium) & 18,500 (low).

Maintenance fees are the same for all points levels. For every-year units, fees currently are approximately $812 ($659 fee + $153 tax). Fees are billed every other year for biennial units & every 3rd year for triennials. (No fees are collected for the off years.)

We love it. And there's every likelihood we'll keep on booking reservations at Vacation Village At Parkway, via RCI Last Call, etc.

Much as we like Vacation Village At Parkway, we've never stayed in our own deeded unit, always managing to snag bargain RCI reservations instead. Plus, even at 30,833 point per year, we're adding points to our account faster than we're using them, only because we so seldom do straight-points reservations & so often go with Last Call, etc.

So now we're downsizing a bit, switching to a 1BR triennial points unit in Grandview At Las Vegas that gets us (slightly) fewer points for a (slightly) lower annual fee.

Next maintenance fee comes up January 1, 2017. (That covers 2017 & 2018 & 2019. After 2017, no maintenance fee is owed till 2020.)

Resort transfer fee is steep -- $250, I think.

( It might be only $150 -- I'll have to check. )

Are there limitations on trading in Florida? (Still new to exchanging so wondering.) Also any idea how much inventory is still developer owned?

Seems like a great bargain so may be interested! :)

Points Exchanges & Resort Expansion.

Are there limitations on trading in Florida?
Back in our pre-points timeshare days, certain resorts (e.g., DVC) would not allow owners at any other Orlando-Kissimmee timeshares to do week-for-week exchanges.

I'm not sure whether that still goes, but i don't think there are any restrictions on using RCI points. As far as I know, points are points for timeshare exchange purposes and can be used without restrictions.

Then again, we may not exactly be your typical RCI Points timeshare exchangers. Most of our points exchanges (2005 to the present) were done via what used to be called RCI Instant Exchange -- 9,000 or fewer points for straight-weeks units of any size when the reservation was made within 30 days of check-in or through RCI sales.

I'm not sure whether RCI Points still offers Instant Exchange per se. The main reason I suspect they don't is that among the special sales offered now & then at RCI.com , they sometimes feature week-long reservations on sale for 10,000 points maximum -- something similar to Instant Exchange except not actually called Instant Exchange.

In any case, our timeshare reservations are practically all Last Call or special sale on Extra Vacation Getaways or those under 10,000-point specials. We use so few of our own paid-for points that they actually expire after we carry them over for a 2nd full year without using them. That's why we're selling our Vacation Village At Parkway.

Also any idea how much inventory is still developer owned?

Last time we were there (January 2014), the 2 newest high-rise buildings at Vacation Village At Parkway, right near the check-in building, were getting ready to open.

At the same time, news was spreading that Vacation Village At Parkway had bought up the adjoining property formerly owned by the defunct Arabian Nights equestrian dinner-show. (Vacation Village At Parkway's address is on Arabian Nights Blvd., Kissimmee FL.)

Only reason we can figure for the timeshare company to buy up more land right next to the existing resort is to keep on putting up more condo buildings & adding more timeshare units. In any case, it does not look like Vacation Village At Parkway will be sold out any time soon.

Bumping for you - I was interested but after talking with DH we are going to wait a few years.

(We have too many points ourselves right now, with an annual Grandview. Last calls and sales are awesome, so we don't need as many points, but have been taking family on trips with multiple units so for now can use them all. Also thought about adding a triennial to use the triennial for ourselves and the Grandview for family trips, but will wait. In a few years when my parents aren't able to travel anymore, we'll reevaluate.)

It has to do with the underlying deed. Since this is in Orlando you cannot use your points to trade to Disney. But VV resorts are lovely. And you get your own rep with RCI and a bonus week.

As of this week, our outstanding Vacation Village At Parkway triennial points unit is in the process of being transferred to new owners.

Congratulations on the transfer! Shows how well TUG can work. Because of one of your taglines (married to The Chief of Staff), I'm wondering if we might have similar backgrounds. In my case, though, I would say I am married to the CG. We also have a triennial at Grandview and will be there next week. Not for the gambling. We have family there. And we're going to Vacation Village at Parkway in August.

Hey, we'll be there in August, too.

We snagged 1 of those RCI Extra Vacation Getaway special sale reservations for a Vacation Village At Parkway "A" unit (1BR with full kitchen).

Much as we like Vacation Village At Parkway, & as many times as we've gone there & had a nice time, we've never gone using our own unit or our own points. Each time, it's been via Extra Vacation Getaway on sale or Last Call or some such.

Our son & daughter-in-law & grandson will already be the area, staying in somebody's 3BR house near Orange Lake that they rented via Airbnb for 4 straight weeks starting the end of July.

We got zapped out of our 2-week January 2016 Florida timeshare vacation owing to my hip replacement surgery, so a Kissimmee week in August will partly make up for that.

BTW -- when we go to Las Vegas, we don't bother much with gambling. It's rare for us if even $20-30 disappears into the slots. The Chief Of Staff now believes I go there for the food, as though there aren't plenty of nice places to eat closer to home. What she's getting at, I think, is the Anything Goes atmosphere in Las Vegas, such that I'll pig out at the buffets, eat the steak special at Ellis Island, & indulge in other Las Vegas bargain feasts with a lack of restraint unlike our usual behavior at home. (Nobody's perfect.)
