WKORV 2008 Maint. Fee Question

We own EOY 2 bdrm lock off. I understand the maint fee is $1599.29, so for EOY I should be paying $799.65. My bill says I owe $933.17 ( not incld. the ARDA $5.00). I called SVO and asked for an explanation. The girl told me that the SVO fee of $113.53 is not included in the maint. fees. So I added the SVO fee to the $799.65 which would equal $913.18 .

The girl at SVO insisted that I would still owe $933.17 because there are still taxes which are added. Shouldn't all of the figures be in the original $1599.29? Her supervisor was on another phone call at the time. This girl also tried to tell me everyone's unit has different square footage, we're only talking about only the 2 bdrm lock off, not deluxes, and that's what accounts for differences. I think it's a bunch of nonsense!

This is the break down on my bill:

Master Assoc assessment: 54.12
Apt. Owner assessment : 189.97
Vacation ower assessment: 575.55
SVN Fee 113.53
Total: 933.17

There is also a small premium for owning EOY - so it is not exactly half of the EY MFs. Your actual MFs are about $820 - so I would bet that the EOY premium is around $20. ($1600/2 = $800)

It is really best to keep the SVN fee and ARDA separate (eventhough the are paid together) when discussing MFs since they can skew the the comparisons (e.g. the SVN fee changes when owning more than one VOI)
 
So has everyone gotten their bills already? I show zero due, which is good because per our contract the prior owners paid 2008 MFs. However, I was kind of nervous that they'd be in arrears and that the fees paid today would actually be for 2009.

I guess when you sell you have to pay the next year's HOA fees in advance...? If not, I wonder why the prior owners even made it an issue.

I am not sure of the circumstances, but MFs are only due at the beginning of the year for that year. It doesn't necessarily mean that they are required to be paid upon resale - only that they are paid for the usage year. It is great that they paid these already - thus why your balance is zero.

Why would you think that based on our prior experiences??? I think most Tuggers know more about the SVO system than the SVO Reps... :wall: Did you know that this $20 goes toward WKORV revenues - it has this as a line item in the detailed MF listing.

It is standard procedure for the new owner to pay the MF's for the coming year as part of the purchase price, if he is going to have use of the coming year. With one of the weeks I bought resale on Kauai in this last year, the 2006 week, and the 2007 weeks were still unused, and available to me, so I paid for both 2006 and 2007 MF's. However, that's an extreme example. The owner had a weird use year because of converting to points: Sept. to Sept., so the 2006 year was still available.

If you don't pay the MF into escrow, the original owner might have to pay the MF (if closing was close to, or after the MF was due) and then try and collect from the new owner, or let it go in arrears, and then it would get messy.

It should have been clearly stated in your contract that you were paying the 2008 MF's. Then the closing company distributes the MF's to the owner's association, not the seller.

Yes, we get charged an extra $20 in administrative paperwork for owning EOY. I own two EOYs, so we pay $40 + $34.38 for the SVN fee. It's starting to add up!

It really didn't surprise me at all that she gave me a wacky explanation.

It did. For some reason I'm trying to make it more confusing than it is. I didn't know that you had to pay the following year's MFs at the time of purchase. That explains why the owner brought up the issue.
