Trading valuations of various Marriott units.

FYI:
MMC & MSE have plenty of 2BR availability for summer 2008, even if not July 4th.
Though MGV & MGR have similar availability, there is probably a a very large in Orlando for nice TS's. IMO

I still am suprised, MMC shows none that week, MSE shows lock-off and 1 bedroom units, no two bedroom units. Ocean Point shows only lock-off units.

On the other hand, Grand Vista shows lock-off, one bedroom, and two bedroom units aviable. At both MGV & MGR.

I am still suprised that Grand Vista showed more value than the other two.

Interesting stats. Any idea of how Marriott Barony Beach stacks up? I assume that the Grande Ocean would have good trading power?

For check-in dates from June 1 through August 31, II shows the following:

MMC and MSE: 39 checkin days with two bedrooms

MPB : 10 check-in days with two & three bedrooms

MGV and MGR : 83 check-in days with two & three bedrooms

Based on this and my personal experience looking at these three resorts I would thing that MPB would have much higher trading power than Grand Vista and Manor Club would have at least as good of trading power as Grand Vista.

There are other factors involved such as size of the resort. I am not sure, but I believe that MGV is about 3 times the size of MMC. If MGV truly is three times the size, then maybe, with equal relative demand to MMC, MGV should have three times the available units as well.
I do not know.:shrug:

Please understand that I am not trying to speak against MMC, as I have heard too many people speek very highly about this resort. I am only trying to explain possible variables that need to be considered.
 
Other Hilton Head Summer Ocean Fronts??

I wonder what the numbers are for SurfWatch, Barony Beach, and Monarch at Sea Pines??? I'm very interested in the Monarch numbers so some help here would be very appreciated.

Wow- surprising to see a Surf Club Gold season week, no less, at the top of the list. It was touted as being a top trader, but I wouldn't have expected a Gold season week to be quite so strong (although people have posted about the great trading power of their Gold weeks).
