Bay Club purchase

I'm thinking of getting a Bay Club purchase to get into the HGVC. I've seen some pretty good deals on ebay lately for the 2 bedroom units. Also, since we live on Oahu, I can always use the unit if needed.

Any downside to this other than the high Hawaii maintenance fees or the chance Bay Club may be dropped one day?

The rumor mill about the Bay Club being dropped has gone on for awhile, so you never know about that.

Many here like the Bay Club for the really big units.

Our experience was that while the units were really big, they are nowhere nearly as nice as Hilton built units.

I think I read here that the Bay Club owners have approved unit remodels or refurbishment, which will require a special assessment, so you may want to take that into consideration.

As a Bay Club owner I had received no indication of a special assessment. Some of the improvement might be supported by the reserve. HGVC is good at managing reserves adequately.

Just because I found this statement confusing / misleading, I thought I would post a clarification here in case it helps out other people as well...

It doesn't matter where you own -- when you are staying at the Bay Club, you don't have free access to Hilton Waikoloa Village. A Bay Club owner could make a reservation at HGVC Waikoloa using their Bay Club points, and then have free access to HWV.

Ebay auction for a 2br 7000 point unit concluded

Ebay auction just concluded at $6100, which looks like a good price. I was not the successful bidder, but I hope a TUG member got it. I wonder if it will pass ROFR? I hope so, as I would like to pick up a HGVC unit for a reasonable price.
 
Bay Club Special Assessment

I attended the annual meeting this year in November. The BC will be starting a complete interiour remodel in 2010 and might take a couple years to complete. They are expecting a special assessment of about $300 per annual 2 bedroom to complete all the units. They indicated that future reserve funding would decline after that as the insides would not require replacement for some time but I am somewhat doubtful as things never go down.

I toured the new models and they seem cramped. I prefer the BC units for the extra space even unremodeled. JMHO.

I think what they mean is that Bay Club user/owners have to pay a daily fee if they want to use the mega pool at the Hilton Waikoloa Hotels.

I had the exact thing in mind when I recently purchased two EOY 1 BR units at The Bay Club. The purchase price originally was $3250 but--due to a misrepresentation by the seller in the eBay ad--it has been renegotiated to $1500. The transaction is in escrow now. I have received a copy of the deed, which now needs to be recorded by the county. I'm expecting the deal to close sometime in February.
 
Thanks for all the interesting comments. We have been thinking about an HGVC purchase for a while now and my first choice was the Flamingo but I've been seeing some pretty good prices on ebay for Bay Club.

If the prices are close enough,
You may be better off with the flamigo. I think they have lower MFs and you own a HGVC resort - not an affiliate
 
Maybe the Flamingo prices will come down more and I can find a "deal" but those ebay prices for Bay Club around $6000 for the 2 bedrooms look really good.
