Marriott Barony Beach Gold passed ROFR

Thanks for the links Idanna. I have found more deed info from that so I know now the original owner bought from Marriott and sold to Holiday. I am the next owner. I had some but not all info so this now is a complete chain of ownership.

Will let HG know about the Marriott owner number that I already have and will track through the owner mod link.

Ours too were all registered with Marriott and online within a week of when they received the paperwork. The 2 contracts that already had a pending reservations took 3-4 more days for the reservation to show up online, I was told that by owner mod and that it was done manually. It worked exactly as they stated.

I still say there's a problem if it takes 4-6 months, I would not be comfortable with that timeline as an expectation. I guess part of my hesitancy is that none of the things that would make it take that long are good things. Any company short staffed enough or inept enough to have this as an ongoing situation is not someone I'd want to deal with. All the other reasons that could make this happen are even worse. As I said, hopefully their just giving worst case scenario and they'll actually do it appropriately but you've got to wonder. If they own the week themselves, the float doesn't come into play unless they got the previous seller to agree not to get paid until.

This is simply not true! While it may take them longer in heavy periods, they usually get a deed recorded in a day or two at most. They are extremely efficient.

I was told by Marriott that ROFR is taking no longer than 2 weeks and I got an answer 2 weeks to the day.

Dean is correct. This whole process should take 4-6 weeks at most.

Thank you for the reality check . I sent an email to the salesperson pointing out that their projected timeline for preparing the deed was contrary to the time set forth in the time share purchase agreement. I also sent an email to the president of Holiday Group outlining my complaints. I read on another TUG thread there is a person who purchased a TS from Holiday Group in March 2009 and has yet to close the transaction

I am glad to help where I can, I hope I have done so. This is a little difficult for me as Holiday has seemed to have a good reputation and been one of the leading Marriott resale companies. However, given I have just completed 3 resale purchases from 3 different sources and 2 on HH, I feel uniquely qualified to judge what should happen. I do realize there are potential hold ups that a company cannot control and also that the inherent company can be the issue, it was for my HI purchase last year which took around 5 months.

I think that's on the fast side. Around two months is a more realistic expectation, and depending upon how fast Marriott is moving things can take 3 months and still be progressing smoothly.

Sometimes Marriott takes a bit longer and sometimes they move very quickly.

That could be. I was relentless in riding them for information/results. It took 4 weeks to the day to have Marriott listing it as a property on my owner page.

The company in charge of the transfer told me 8-10 weeks. Having done this at least a dozen time it makes me very wary. As such, I start questioning everything they do. So, it took 1 day to get the deed drawn up, the company then used Fedex to forward the deed for recording. They recorded it the same day they received it. I notified the closing company the next day (when it showed up) that the deed had been recorded. He then sent a copy of the recorded deed and the ROFR paperwork to Marriott via Fedex again (and I know it was a savings of multiple days in doing so). 14 days after receipt they emailed the ROFR to me. I then pushed Marriott (gently of course) to get it added. They kept saying the standard 2-4 weeks to have it show up. It took a week. Then they said 2 more weeks before it appeared on my owner profile (that was the next day). I know it's fast but I hate getting those stupid (make you go away stand pat answers) responses. If I heard 4-6 months to close, I would be calling them every day pestering them. That annoys the s--- out of me. BTW, I had a friend who bought Wyndham and his was recorded the same day as mine. It took 8 weeks longer.

2-3 months is reasonable though most should be under 2 months. 4-6 months is not only unacceptable in my book, it suggests other problems and risks. Plus if by chance you paid with a CC or paypal, it will likely get you outside the window of protection that those afford.

Congratulations on your purchase at Barony. You got a great price, and I know you love that resort.

As for the closing time, the problem is likely to be Holiday...not Marriott nor Beaufort County. I have bought and sold several timeshares on Hilton Head Island...both Marriott and non-Marriott. None of them took anywhere near 4 to 6 months to close.

However, this past spring I purchased a week (not on Hilton Head) from Holiday. I give them a MAJOR thumbs down. They were terrible. Extremely slow, gave me incorrect information more than once, sent an invalid deed to the county which was then returned to Holiday for correction, etc, etc, etc. The transaction finally got done, but their customer service was not acceptable.

As for writing to the president of the company, good luck with that. I both wrote to him and left him voice mails. He never once responded. I am not impressed with Holiday. I don't think their "good" reputation here on TUG is deserved.

This is an issue of under promise, over perform. They don't want to tell you six weeks and end up taking eight. That would be bad. So they tell you three months and then take two, makes them look good.

I have read many storied of TS transfers taking a long time. The problem is there is no urgency in these. Sellers don't seem to care to much to rush and sign documents. In many cases they have no cash coming to them. This is unlike a traditional real estate sale where they have a home they too are buying and need proceeds to go and close on their purchase. They may also not have MF due for a a while, so they are in no rush.

There are also more players in the game. Usually a seller, a buyer, the closing company, the county, but then you also have the TS HOA or developer that has to set you up on their system. There is usually no rush on their part. At one time Marriott was taking up to 12 weeks to complete transfers. It looks like they are now closer to one. They may also be going through divorce which could be why they are selling and then they want their lawyers to look at everything.

Simple closings can be done quick, add in a slow TS developer, lawyers, or uncooperative or uncaring sellers and it can take some time to get things done.

It has been many years since I bought a couple timeshares from Holiday. I would guess, based on just my experience, that the good reputation here on TUG stems more from a somewhat no nonsense carmax type of pricing strategy...of course there is room in their prices, but not alot of major haggling to be done. They do volume and price to sell and for the high demand weeks, its all (or used to be) about getting their first, or you just missed out. My weeks all took time to close, my sales person was actually very helpful and knowledgeable, I will say, so it may be somewhat dependent on who you work with, but closings took a long time. I wasn't particularly pressed at the time, however,and still opted to do alot of the due diligence calls myself without relying on the salesperson... and given the price...I guess it made me a little more patient.

Now, I did't buy anything from them for more than $1000, so to be fair, I would perhaps be more antsy about something I paid big bucks for.

Bought a Hawaiian week from Holiday many years ago. Price was fair at the time but the closing took forever (about 7-8 months)!!! Later I sold the same week and had another company do the closing. Took no more than 1 1/2 month from start to finish.

Barony sale completed

It took three months for my Barony Gold to close. Marriott now recognizes that I am the owner. The deed is in the mail to me from Holiday as of today . I called Marriott owner modifications to confirm last week and then logged on to view the week myself.

Not sure if Marriott will be sending me anything like an owner's package. OM told me they updated the info shortly after the deed was recorded in mid September.

You will probably just get a letter indicating the transfer. It will refer to your current owner number. Nothing spectacular.

Congrats and enjoy Barony! I only received a one page letter from Marriott. Rather anticlimatic but I won't complain.

Marriott Letter

I did get a one page letter in the mail this week but I didn't know if that was just a result of my call to Owner Mod last week.It was signed Owner Transfer Specialist(no name) and lists my exchange confirmation number and owner number saying the internal records are updated. Also says they have not legally verified the legal status of my ownership regarding liens and how it is titled so I may want to verify with an Atty.

No one could answer for me what exactly it is that Marriott does in the final 4-6 wks or what I am suppossed to get after the deed is recorded outside of the deed itself. When I called OM last week the rep said that Marriott recognized me as an owner right after the deed was recorded back in mid Sept so that was days not weeks. Holiday sent the final ppwk to Marriott early October.

In any case this was not as long a process as originally expected. Holiday was very good about updating me along the way. It was a good experience in case anyone else uses them.

I had been looking for 3 years. Of course once I signed the P&S ebay sold one for about $3200 the next week but I am still happy.Paid $5500 Gold GV. Holiday was asking $9900 and had a sale for $1000 off or $8900. Marriott sells that week/view for $18,900.

I learned that after 3 days you can offer your lowest price which I did and it was accepted after 1 negotiation. There was another bidder. They just got the week it had not been sitting long.

I rarely see Gold BB anywhere and although OS was my first choice I was not going to pass on this one. I added it to Dioxide's database last night.

A GO OS just went for $9900. OF course GO is a little more in demand than even is BB or SW and GO also includes 2 weeks as Gold that are platinum at the other 2.
