[merged] Anyone else getting scam buyers on TUG classifieds?

The way this guy writes reminds me of those South Asian tech service guys you end up talking to when your computer messes up.

Contacted by Stacey Amatos. Yes a hearing problem. Yes all fees will be paid to Ethan Smith in Egypt. Because of her "impairment", the closing fees, paid by Mrs. Amatos, will be sent to me and I will forwarded them onto Mr. Smith.

I actually signed a timeshare sales agreement with Mrs Amatos. Unbelievably, it was a legit document! Received and deposited a check from Mrs Amatos. The check was put on hold by the bank. During the hold time, I received a number of emails about how Mrs. Amatos was getting aggitated that progress wasn't being made and how she wanted it done asap.

Of course the check was cancelled today. So obviously, they are trying to get trusting souls to send the "fees" prior to the check depositing. That's his/her or their scam. Signing a sales agreement is a way to build false trust.

John Parry

I got a scam email yesterday on one of my CL ads from a John Parry. I noticed that CL has a link at the bottom of replies you receive to Flag scam emails. Has anyone flagged any of these? Hopefully flagging the scam replies don't impact your ads.

Well I'm not a shill for Dr. Mike (wink, wink)- but I just received full price plus $2000 for my timeshare and sent the overpay ($2000) to his agent in Moldavia as requested via western union.

I feel very comfortable with the transaction since Dr. Mike sent me a Cashier's Check drawn on the First Bank of Don Quixote and Sancho Panza in Madrid, Spain - I'm sure it will be fine.

Got a new one for you...

David,

I was instructed to contact you by my client Mr William Dingley to arrange the sale and transfer procedures for your timeshare. I am informed that the agreed sales price for your timeshare is 20,000 dollars. Mr Dingley has also informed me that a deposit of 1000 dollars is already on its way to you. My client also notified me that my fee of 2,900 dollars will be sent to me by you for this process as soon as his check is deposited and funds are available.

Please note that we shall be making use of Chicago title transfer Inc which is a national title transfer company with licence to effect title transfer in all states. The process which I shall be undertaking is explained clearly in 7 steps as below

1- As soon as I get my fees, I will contact Chicago title transfer company to begin the process. As soon as I pay the transfer costs, we will be issued with a title transfer agent or contact person who will handle the process. I will provide the contact information of that person so you can be in touch with him or her if you like.

2- Broker(Ethan Smith) initiates the closing process with Chicago Title Timeshare by completing simple online forms.

3- Buyer and seller receives an email from Chicago Title (with username and password) requesting that he or she complete the online buyer and seller forms for the timeshare details and verify information.

4- Seller and buyer receive an email that includes the escrow number.

5- Chicago Title Timeshare prepares and emails escrow instructions, the transfer deed and closing documents to seller and buyer. Seller and buyer review documents, provide necessary signatures, and return documents to Chicago Title per instructions.

6- Chicago Title Timeshare emails or faxes an estimated closing statement to the buyer and requests the funds necessary to close escrow. You have the option to verify and confirm that your balance funds have been paid into the escrow account by the buyer(William Dingley). When funds are received, Chicago Title closes the transaction.

7- Chicago Title notifies all parties of the closing (including the proper resort management company or HOA), provides funds to the seller, and sends all necessary documentation to both the seller and the buyer.

Please be aware that I am currently in Egypt to attend an international timeshare auction seminar and will coordinate the Sale and title transfer from here. It would not affect the closing as my input is minimal. Please provide your phone numbers and also the most convenient time to reach you so I can get in touch as soon as I get payment.

I will also require the phone number of your resort to validate your membership and confirm that you have a clear title with no loans on the property. Below is my assistant's information which you would use in sending me the funds via moneygram transfer service. You can find a money gram location closest to you on www.moneygram.com. Closing time would take anywhere between 15-20 working days.

Chimaobi Timothy
47 Ramo Tower B,
Heliopolis,
Cairo, EGYPT

As soon as moneygram wire transfer is sent, please provide pertinent transfer information and reference numbers and I will be in touch shortly to arrange the title transfer. I have copied Mr William Dingley on this email so she can follow up accordingly. You can reach me on +201524894246

Sincerely,
Ethan Smith

This item most assuredly identifies this as a scam and not the way real estate transactions or legitimate timeshare sales are handled.

A broker's fees are paid at closing from the proceeds of the sale, which are deposited with the third party escrow/closing company at the beginning of the process.

:) It appears he has refined his style and made things very straight forward. In reading through everything I figured I had nothing to lose. I'm waiting for details form chicago title transfer. Maybe that is when they'll request an up-front fee!

That's great. Let us know if it really happens. As long as you don't pay them any money, no matter what kind of fees they come up with, you should be good.

Thank You for you Post

... A broker's fees are paid at closing from the proceeds of the sale, which are deposited with the third party escrow/closing company at the beginning of the process.

I do not think much of the process described either. I think that all payments should go through the closing company. They made specific representations about the company they selected. If a internet search shows, to your satisfication, that that is true, it does not matter if the closing company is one of your choise or theirs.
