Been trying to read as much as I can on here to figure out if this is a good idea for me. Really looking to buy a resale with good trade value...if there is such a thing.

1) Where do you want your home resort to be?

Doesn't matter, looking more for trade value with low MF than being locked in somewhere.

2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?

Unless you really know how to play the trading game, it's not generally recommended that you buy for the main purpose of trading.

Considering your preferences you mentioned, have you looked into the option of renting from current owners? It's usually easier to find what you want, where you want, and when you want via a rental rather than a trade. And you don't have to pay exchange fees or, in the case with RCI and II, membership fees.

In a number of cases too, you can find rentals for less than the MFs. Check out TUG's Last Minute Rental board. If you can travel within the next 45 days of planning, you can find a rental for $700/week (or $100/day) or less. And you don't have to pay $10,000 up front.

At that buy-in price and with that cap on membership fees, you could comfortably find something in HGVC, which would trade well, and Hilton has resorts (or affiliated in-system resorts) in four of your top-five locations. You might think about spending some time over on the HGVC system to learn about their points system. They treat resale purchasers nearly the same as those who buy directly from the developer, and even with the relatively high fees in HGVC, you still wouldn't be spending $3K/year on maintenance and taxes, at most properties.

You might also want to consider WorldMark that has resorts in all locations you mention except New York. The maintenance fee is low but you would have to pay for you RCI or II membership. Or Wyndham that has resorts in all locations you mentions except Sonoma. Maintenance is higher but RCI membership in included.

I think renting from an owner is also something to consider. I have a relatively small Wyndham ownership and pad it by renting from Wyndham and WorldMark Owners.
