If this is the case how do you do checkins? is there a Hilton desk? Going sept and have heard good things about anderson, Ocean 22 was over points budget for some reason.

Yes, it is Hilton managed. You are correct however, it isn't 100% Hilton. It is older than Ocean 22. We have stayed there 3-4 times in the last couple of years. This past spring break, we stayed in the new Ocean 22.

In 2011, HGVC bought a 50% stake in Anderson Club (152 of 304 units). HGVC provides sales, marketing and HOA services, while Oceana Resorts (Wyndham) provides on-site management for both.* Check-in, however, is at a single desk that serves guests of any stripe. You'll see the Hilton logo everywhere.

The mini-golf course (such as it is) is right across the street, between the lobby and the parking garage one block to the West. Just ask for tickets at the desk.

*Per Press Release dated May 04, 2011.

Interesting. So, is half of Anderson Club operates as Wyndham TS or hotel rooms? Or, is it HGVC but owned by Wyndham?

Not owned by Wyndham at all. This is a little complicated. In the beginning...

Strand Capital Group built Anderson Club. They sold units as wholly owned condos -- you can still buy them today ($233K to $450K on their website). However, as sales lagged, they partnered with HGVC to unload half their units. Today, their website says...

"The project consists of 172 Hilton Grand Vacation timeshare units and 132 rental condominiums. On-site project management is provided by Hilton Grand Vacations." The Strand-units not sold to HGVC are rented thru Oceana -- a Wyndham TS rental service.

----------------------------------
This is similar to other projects (Elara, Trump, Marbrisa...) where HGVC buys part of a struggling condo/TS project, spruces up the place, sticks its logo on stuff, and acts like it was theirs all along... kind'a like when the Russians took over Crimea, but with $$, not unmarked troops.

Trump does not mention HGVC at ALL. There are no HGVC signs anywhere in or out of the place. They know what you're talking about at the front desk, but HGVC is not advertised at all there.
