I purchased a points program with Welk Resort. I don't have a deed, but have a title. How can I find where that title is recorded? I've read I just have a title to a 'trust' and don't know what that means. Isn't a title recorded somewhere?

thanks

Did you buy from the developer? When did you sign the contract?

If it's Welk its probably just a certificate of ownership that you purchased rather than a deed

I got some kind of 'Title' from American Title.

I'm trying to figure this out and seems if I bought a week at a single location, I have a deed. If I bought a points program, I have a title to a trust. I would just like to find where that title was recorded OR is it not recorded and I basically have what you say, a 'certificate' of ownership?

A "trust" generally means that you own a certain number of points - not a deeded week. That info. should be in your original purchase papers.

haha...I tried to read all that.

So my 'ownership' would not be recorded with any type of county office?

(oh, just because I haven't said it yet, doesn't mean I don't appreciate all this help. Many thanks)

Do you own points? If so you will have a certificate or ownership by Chicago Title Insurance Company. It will say Point Certification at the top

That's it, Chicago Title...and I do think it says point cert. (I'm at work so don't have it in front of me). So I guess that is not a real 'title' as we think of it in real estate or DMV ways?

P.S. I have 120,000 points

When you own points in a vacation club - there is no deed - that seems to be the case here.

What is the underlying reason for your question? Maybe we can help you with that.

I was just curious. I have this title piece of paper in my paperwork.
I see 'Deeded' things listed on redweek.com and I see RTU (Right to Use) also.

I'm not happy with Welk but my co-worker loves Worldmark. I saw a cheap set of points for Worldmark and it said deeded, but when I emailed, they said it was RTU. So I was wondering what my Welk was and it lead me to looking for a recorded deed. I couldn't find ANY public record of my ownership of Welk. I googled and googled...searched county records where they have resorts etc..

So I guess:
1) IS there any public record of my ownership of Welk?
2) Is it RTU since it is a points system?

Thanks !

I am a Welk owner and a Marriott Owner. In my opinion, I like Welk better than Marriott because it is more efficient. You get more with the small maintenance fees that you pay.

1) If you own points, you own a deed but it is through a Trust. Since it is through a Trust, there is no public record.

2) It is not RTU. Since it is a deed through a Trust, you will own those points forever 'til the day you die.
