here are some questions you can answer to focus your timeshare wants/needs.

If you click on quote at the end of my post, the questions will open up in a new window for you to answer:

1) where do you want your home resort to be? Florida

2) do you want to visit your home resort at least half the time, or do you want to trade more than half the time? Probably trade more

3) what are your 5 top trade destinations? Any florida resorts orlando beach west coast keys

4) how many people do you usually travel with? 2 adults 2 kids

5) can you travel any time, or are you locked into the school schedule? Usually june through october

6) can you make firm plans 12 or more mos. In advance? Yes

7) can you vacation for a full week at a time? Always do 2 weeks a year

8) what level of accommodations do you prefer on a scale of 1 to 5 stars? 3 star plus preffered....clean and safe basically

9) how much can you afford to spend upfront, without financing? I prefer free or very minimal transfer costs

10) how much can you afford to spend every year for a maintenance fee that will come due right after christmas, and increase each year? Up to $1000

11) are you a detail oriented planner? Somewhat....i shop around

12) do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?

id most certainly rent....you can pretty much rent anytime anywhere in florida at your leisure!

Depends on where you want to rent and when you are going.

you can generally find a decent rental in orlando for $100/night or less. Heck, if you get an inexpensive unit and enroll in RCI, you can almost always get a "last Call" in Orlando for under $300/week.

The primary difference between renting and owning is this:

With renting, (especially in Florida), you can usually get what you want, when and where you want to go, for a price that is still a bargain, compared with hotel rates in the same area. You show up, check into your condo, enjoy your vacation, check out, and walk away.

With owning, you may spend a bit less money for the same experience, but you're on the hook for any rate increases, special assessments, and contractual payments for as long as your name is on the deed. If your life experience changes, or if you want to vacation somewhere else, you'll have to go through whatever hoops needed to make those changes. And next year, you're back on the hook for required fees again whether you're vacationing or not.

Sometimes the value in saving a few dollars needs to be balanced against the larger picture. On a per-day price, the financial savings aren't necessarily the best bargain.

If I lived in Florida, I'd want to have a different vacation experience every time. There are so many areas to visit, and so many timeshares to pick from, I'd be very cautious of buying into anything, until or unless I knew that was the one place where I was going to vacation every time I put my suitcase in the car.

I own timeshares in FL because I use them as a winter vacation home without the headaches of hurricane insurance, empty months during the summer with a vacation style of living ... no cleaning in October and no closing up in April. And no bills for electric, cableTV, internet, lawn, pool, air conditioning, etc. And if something breaks, I call the Front Desk.

And if I want to go somewhere else, I either use the Florida unit to exchange or just rent it out and take the money to pay for my vacation elsewhere.


PS WAY LESS capital investment to buy in ... generally, under $100 per week. MFs of $900 per week.

2.) what size/type unit, and
3.) what do you pay a night?

One system you might want to look at is Wyndham (a points system). They have a lot of resorts in Florida and elsewhere in the US and Mexico with no exchange fees. But you won't get 2 weeks for $1000 mf unless you stay at the older resorts, usually outside of prime season, probably less than a 2 bedroom.

I have two properties at the Grandview Las Vegas where I pay right around $1000.00 a year mf and 181,000 points.... I could easily stay in Florida in a two bedroom for two weeks and maybe even three depending on where.... maybe they should look elsewhere and just trade into Florida if they want... this year we stayed in the 3 bedroom at Bonnet Creek for a week and still used the excess miles to pay for my wife and my airfares.... have I said now MUCH I love timesharing.... are all in agreement? so you feel I could get a week in june and a week in say September in a nice resort....2 bedroom or better for $500 each week or less ? so no use to have a ts to trade?

You might be able to just buy 1 timeshare that trades in II and use Getaways for a 2nd week. A 2 bedroom runs about $600 for a week in Florida in off seasons.

I'd try rentals first, and see how it works for you.

The TUG Marketplace, and Redweek are safer places to find rentals from owners, because they require registration and payment to join.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
I think if you aren't picky, are willing to do early June and September you might keep it to $500 or under for the weeks. For those prices you will probably end up in Orlando or inland Florida most of the time, unless you are flexible enough to pick up a distressed type rental cancellation with less than 30 days notice and get lucky.

I am no expert - but in the last year I have done lots of week searches on RCI As others said & IMO Florida is difficult to get only in Jan.& Feb.

Of course from Canada that is when you want to be in warm & sunny.

If you already live there & want to vacation in the other 10 months - rent

I have been viewing the TUG / 45 days & max $100 a night listings almost every day so that I can see pattern & cycles . Bonnet Creek is almost always listed and has a good rep. as well as many other Florida locations.
Right now - plenty of Thanksgiving week and into early Dec.

I own at the Grandview too. I have 122,000 points at my disposal. I have three vacations booked with my points and many points left over. BUT I have no idea how to use points for airfare. Can you please tell me how you do it? Thanks.

I too, agree, that a decently priced RCI Points timeshare is what the OP is describing. If he gets a nice contract he can stay for two weeks, in most resorts, in Florida without a problem.
