I would like to thank and recommend LT Transfers (particularly Ms. Mary Pless) for the excelent work they did on the transfers of two free intervals I acquired from Tuggers.

Have used them before--fast and easy, Also, last year, LT went above and beyond (checking with their atty about a transfer out of an estate). They pulled up the deed, etd. Did not even charge me any fee b/c they could not do the transfer due to legal.

Totally agree I have used them to sell and buy in the past, super efficient, excellent communication, great price ! I will be calling on their services very soon once again to close another sale.

I agree! I've used them in the past and am currently in a transaction with them. They are as quick as possible in an industry that is generally slow. Very happy!

I had great success wth them as well. Had a problem after which Marriott notified me of and they went back to fix it a year later when we discovered it.

They do not offer title searches, title insurance, or estoppels. That's on you.
They will do a deed-search to get the "legal," if you don't have a copy of one.

We charge $125* to prepare the documents needed to transfer your timeshare plus postage and recording fees.

* California, Hawaii, Maine, Maryland, Massachusetts, New Jersey, New Orleans, Pennsylvania, Wisconsin are $150, while Vermont and Rhode Island are $175 plus postage and recording fees.

If your resort requires a transfer fee, this fee will be in addition to our fees. We will forward these funds to the resort when we notify them of the ownership change.

Closing entities should request and obtain estoppel letter (with the seller's authorization to do so on their behalf). While not a title search, estoppel under authorized resort rep signature should at least confirm that the exisiting owner account is current. Taxes having been paid is confirmed within estoppel only if actually included within maintenance fee bills in the first place (which is not the case in Maine, California and some Florida properties).

Some resorts / management companies will charge for estoppel letter (sometimes $50-$75, sometimes no charge at all). If there is a charge for the estoppel, closing entity will pass that cost directly on to whomever is paying closing costs in the transaction.

This can sometimes be a bit trickier, since "financing" can have many forms and flavors, not all of them recorded, readily apparent and / or too easily discovered.

My advice would be to have the closers (or their affiliated attorney) specifically request and obtain a statement from the seller, overtly asserting under dated signature that there are no mortgages, liens or other encumbrances associated with the (clearly and precisely identified) interval(s) involved in the transaction.

Transfer couldn't really be fully completed without satisfaction of existing notes or loans, but it's still prudent to obtain signed assurance that none even exist, IMnsHO.
