Can anyone provide recent purchase prices for Grandview @ Las Vegas 122,000 point timeshares.

Unfortunately, Las Vegas is overbuilt with timeshares, so there is more supply than demand, and this hurts resale value.

The 122,000 annual weeks are never free. So don't bother looking. You would be very lucky to get one at $3000 or under. I usually see them go in the $3500-$5000 range with the lower range from certain ebay sellers with terrible reputations and you never know if they really ever get transferred to the winner. The upper range may include points, transfer fees, closings, etc included in the price.

Ebay completed listing may have the best data but there aren't the high point weeks appearing that frequently. Sumday Vacations occasionally has them in the $4000 range. Currently they only have a 98,000 annual available and it is $3800.

Thanks to all, the replies are appreciated. I am looking at an annual 122,000points on Craigslist for $3000, buyer pays closing and transfer. It sounds like a pretty good deal. Other opinions?

Make sure you get a reputable closing company and an estoppel to verify the details. It may even be worth offering to pay for the closing and even escrow if you don't like who they are using.

I am in the process of closing on a 122000 that was listed by another tugger on the Tug Marketplace. I paid $2800 and all closing costs including escrow. We are using LT transfers for the transfer of ownership.

Wyndham Grand Desert points are not that expensive and the maintenance $/pt is low.

Since the mf's are $700, it's 0.0057 per point. If $.01 per point I'd considered standard, it would be the equivalent of getting Wyndham points for $3.42 per thousand if $6 per thousand was the standard. Not all 2 br annual weeks get 122,000 .

RCI Points are nice. No TPU's. With RCI Points you get a RCI Points account, that automatically includes a Weeks Account. You don't exchange anything, you use your points. You can stay nightly, part of a week, or for a full week. You have more exchange power in RCI, because all you need is the points.

With Wyndham, you exchange your TPU week. You can't use part of it in RCI. You can't combine TPU's from multiple years to get you into the HGVC Gran Waikikian, or other similar resorts, whereas a 122k RCI Points TS has more than enough points (+/- 80K). Depending where your going and the time of year, I usually need between 40K and 90K RCI Points to stay in a 2-Bdrm, so 122K is a [whole bunch] of points. And Yes, I own RCI Points at the Grandview.

Example: This New Years I've got a 2-Bdrm TS reserved at the Jockey Club on the strip for a week. It cost me 60K RCI Points, which is costing me less than $500 for the week based on my MF price/points. People are paying more than that to stay in a hotel room, while I'll be in a 2-Bdrm TS with a view of the Bellagio's fountains. I've had similar experiences when we've stayed at HGVC TS's in Florida and in Hawaii (both the Big Island & Oahu).
