Buying resale downside.

Had the Hilton folks tell me today that if I buy resale I get limited access to the current HGVC properties, & no new properties I have searched online but only found some info nothing in detail. Any insight?

Buying resale lets you have all the same perks of a person buying straight from HGVC. The only difference is your unit would not qualify for the HGVC elite level program. Don't worry HGVC treats resale buyers the same as direct buyers.

That's what I keep hearing but he specifically said that yes you do get the same treatment, but not all resorts and not all benefits I emailed him to get details.

The salesweasel MAY actually believe this, or maybe it's backroom wishful thinking, but it isn't true. Once the deed is registered, and the TS is in your name, no one is the wiser of whether you bought resale or got screwed into paying full retail. There IS NO difference. You get ALL the resorts in ALL the seasons and all the views you are entitled to if you buy a certain season or for a certain view.

What Frank said, he's talking about Elite, they have an earlier booking window so theoretically can book ahead and take all the best inventory from us peons.

The elite booking window is only for a certain number of properties and that list changes from year to year. Buy Resale!

So since I bought one from hilton a while back would it hurt to buy a resale and have one of each now? How would I combine them?

You can have them on the same membership. The newly purchased resale contract will be added into your existing account. When you log in, you'll see total points all lumped together for each year. It's very easy.

Interesting! Thanks for all the advise I think we will start looking for some cheap resales since we paid ALOT more from Hilton.

For the two units to be combined in the same account, the ownership of each must be the same.

How do you know a TS salesman is lying? ... His lips are moving.

It would never make sense for them to acknowledge that, apart from elite, resale buyers get eggsactly the same perks and benefits as retail-buyers.

The properties presented to me were in the Hilton chain and Blackstone properties. There is nothing written anywhere that you can't book a HGVC resort. If i'm going to the Maledives or Bora Bora, I will use my Hhonors points or cash.:D

Yup. More TS points, or weeks= more MF.

If you bought from the developer and buy from developer again, they will take back what you own and sell you something with more points. You will have one MF doing it that way.

If you buy resale, you will have have more than one contract and you will have MFs for each contract.

The issue of buying resale vs from the developer doesn't really factor into it. If you want more points, you have two choices:

1. Buy another week. In most cases (except for a few affiliates), the points will go into the same account, as long as you purchase under the same name(s). You'll pay only one club fee per year, but you'll pay two maintenance fees.

2. Sell what you've got and buy a week with more points. You'll have just one MF per year, but it may be higher if you've bought a larger unit.

Now, buying from the developer could facilitate the 2nd method. That is, they'll make it painless to simply upgrade to a larger unit, taking the smaller one as partial payment. So in that sense, a developer purchase is easier. If you go resale, you'll have to do the sale and purchase on your own. But really, the two options are the same whether it's resale or developer. But the resale method will be much, much cheaper.

It does not matter if you buy from a developer or buy resale, the more properties you own, the more maintenance fees you are responsible for. You save on the Club fee when you buy a second property. You would only be responsible for 1 Club fee.

It also does not matter if you own at 1 resort or at multiple resorts. You would pay the maintenance fee based on the units that you own.
