What happens if I default on my maintenance fees at CHristie Lodge in Avon, CO?

I have had this 3 BR timeshare in Christie Lodge which I got in a divorce for many years. I have never been to the resort. I would like to sell it but have been unable to do so for any reasonable amount of money. The maintenance fees every year are a burden. Any advice on what would happen if I default on the maintenance fees? I understand that in Co. there is an actual property title on the timeshare week. Help!!!

They will turn you over to collections - which will involve collection letters and calls, and perhaps a ding on your credit report.

Then, once they are convinced that you won't pay up (may take a year or 2) they will foreclose and take it back.

Have you already specifically and overtly asked the HOA (preferably in writing) whether or not they would accept a "deedback"? They might do so if your maintenance fees are current. They might require an additional fee (perhaps as much as a years' maintenance fee amount), but that route would still be better than defaulting, being pestered by collection agencies, later inevitable foreclosure and finally, maybe a credit report "ding".

Your HOA might decline to accept a "deedback", but you won't ever know for sure unless you overtly inquire. Do not rely upon the input of a desk clerk on the phone, who has no decision making authority (and maybe no pertinent knowledge on the subject anyhow) in the first place. Contact your HOA President, directly and in writing. Good luck.

Haven't been there in a some time but Christie Lodge has a very strange layout. One time stay was long enough. You might have to give it away and pay all closing costs to motivate a buyer. Good luck.

Agree with the above with one exception. Over the years I deeded back 4 or 5 Weeks to HOAs. I never asked in writing. Each time it was the result of persistent phone calls. I just kept calling, asking questions, and asking for the names and phone numbers of the decision makers. Eventually I prevailed.

I sold my 3BR winter in 2010 through SellMyTimeshareNow.com and felt VERY blessed to do so. I thought the value of my CL could easily go to $0 one day.

I had it listed on as many free websites as possible.

Hi George:

I can't and don't argue with your success in yesteryear, but to borrow a line from an old Chad & Jeremy song "...But that was yesterday, and yesterday's gone."

The deedback avenue was much less pursued in years past, in those bygone days when Viking Ships did not yet sail the timeshare seas and personal accountability and personal responsibility being exercised by honorable timeshare owners like you was the standard behavioral norm --- not just an odd or curious exception.

In any case, owner newsletters usually contain direct contact info for BoD members, who are ultimately the only ones who can make "deedback" decisions.
Rather than waste time on the phone pestering (or bothering with) resort desk clerks, I would instead write directly to the actual decision makers. :shrug:
