I've long held the theory that timeshare experts (such as TUG members) set the rock bottom price levels on eBay resale pricing. Experts generally focus on specific resorts or resort groups.

These experts monitor the eBay marketplace closely and are ready willing and able to snap up any inventory at rock bottom prices using their snipe settings.

So here's my question how many folks have LOWERED their price point (and by what percentage) on Marriott inventory or have EXITED the market until they can access the impact on prices?

I have definitely lowered my price point -- frankly I'm withholding bidding at all now. There's an eBay auction RIGHT NOW that I'd like to bid on, but alot is in flux -- and sadly, I expect prices will continue to drop.

Time will tell, and will be interested to see how quickly they drop -- frankly I think the more Marriott owners hear about the new system, the more confused they will be -- and the economy is still a bit choppy so not sure what would reverse the trend.

Best to all,

Greg

I've lowered my price points but not really sure to what just yet. The timing of the rollout coincides with the seasonal uptick in auction prices of the summer. So you're seeing some higher ending prices compared to the start of the year or even the spring. So I am expecting lower prices in the fall due to both a seasonal drop as well as the broader impact of the rollout.

I'm not surprised that each of you have EXITED to the sideline at the moment.

Rock bottom price buyers perform an even greater price support service than an active ROFR buying program. As someone has to outbid your price if they are to make the purchase.

The roll-out of Marriott's points program has created a lot of uncertainty for the resale market going forward. Very unfortunate, especially for a product that was one of the most liquid (if there is still such a thing in timeshare resales, always a buyer at the ready), in the timeshare marketplace.

Currently there are 24 listing under $1000 on eBay and half have no bid at all.

Following eBay prices is one thing, but I am not sure how many people here are willing and able to snap up a timeshare whenever they see an opportunity on eBay.

I have seen quite a few Starwood auctions that, in my opinion, were totally mislisted (no keywords, bad description, etc) and could have probably been flipped for a profit rather easily. But there is a difference between that, and actually pulling the trigger, committing the capital, and taking on the MF obligation that goes along with ownership.
