Following is a (slightly redacted, otherwise verbatim) copy of a letter I just received by US mail. It's a different kind of scam, although I can't figure out exactly what the deal is. If you type
1050 Connecticut Ave., NW, 10th Floor​
into Google, you get a bunch of different firms (whose websites all look alike) each warning you that this is a scam but they can offer you a safe deal.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
You pay them a lot to join their "vacation club". You don't pay mf's. You pay a high reservation fee whenever you book - possibly to stay in your old home resort in addition to an annual fee for the membership.

Try the olde KISS approach here. HOA fee has to be paid or the resort shuts down.

BOD sets MF and allocated over units based on governing documents. If large owners got discounts Ron would be in hogger's heaven.


Say you pay $5K to join club. They put $4,500 in their pocket.

Say you pay $200 membership fee and $300 reservation fee and they take $200 from joining fee and cover MFs which are around $700.

After a couple years they disappear. Hopefully they legally took title, if they simply charged billing mailing address then you are on hook.

If they legally put deed in LLC and set the Viking ship sailing and on fire you are just out the $5K!:ponder:
