Got me thinking now. I know the flagstaff wyndham also seems to have listings available to the public for rental but maybe its not the same for the owners. Humm...

How do the cancellations work with Wyndham? What is the fee if I do need to change the dates?

I have no idea how the Wyndham system works, but cancellations are easy peasy with Worldmark. Even after the (usually) one month-in-advance-of-vacation cancellation deadline, if you cancel and if someone picks it up you can call and get your points back. One of the many things that pisses me off about our DRI ownership is having to physically move this year's points to next year by a mid-year deadline, or lose them. Worlmark the points just move themselves on your anniversary date. We love Worldmark because there are tons of resorts to choose from on the west coast (we're in Los Angeles).

Rather than ask questions one by one, you should probably read the "meat" of the Directory. The most recently published is from '14-'15, and you should read pages 336-341 carefully:

After talking with my wife, we decided to go ahead with a purchase from a reseller. Actually ended up going with someone here on TUG instead of on eBay. Was able to get the $7 per $1,000 for CWA. Not the hottest price but hey it's still a great deal comparing to some of the other things out there. We decided the two weeks we want to try to go each year so works out for us. Appreciate everyone's advice and help.

The seller did send me the "Vacation Ownership Interest Details" for the contract with the current owner. It says "Your monthly club wyndham plus assessment fee payment is $130.85". Contract was for 275,000 points. Does that assessment fee include both the club fees and maintenance fees? Just weird how that is worded.

The club fee for 275K points should be 151.25 ($0.55 per thousand points). That does not include maintenance fees of $1,413.5 for 2016. If it goes up 3%, it will be $1,456 for 2017...for a total of about $134 per month.
