HGVC club dues

Hi I just went through the presentation at a HGVC site. I have checked this site previously so was aware the price would be higher then I should pay. When I questioned the "counselor" about buying on the resale market he went through the normal sales pitch we have the quality, you get what you pay etc. He did mention one item I am curious about. There is a $399 club dues which he says is none transferable if you buy from the HGVC people you only pay this fee once. However if you buy on open market you must pay this fee every year in addition to the regular MF.

Does anyone know if this is true or not? Also with the point system such as theirs does it matter which resort you have has your deeded property? If not why pay the much higher $ per point for a Hawaii if a point is a point?

I was changed a one time fee of $89. No mention of an annual club due.

HGVC dues are part of the MF at HGVC locations. The HGVC dues are not part of the MF at HGVC affiliates. So if you buy an affiliate (resell or developer) and you wish to use HGVC, you must pay the fee annually.

If you plan to go to Hawaii during peak travel times, being able to reserve at 12 months is a plus which many people are willing to pay extra for. But if you are flexiable in your travel dates and willing to go to either HGVC Hawaii location, you'll be able to reserve a Hawaii unit with points from any HGVC location. You must reserve early, many people do it right at the 9 month mark.

Not true-I own HGVC affiliate Fiesta Americana, while I pay annual club membership to belong to Fiesta Americana I pay no club fee to HGVC and have used HGVC with no problems.

confused

ok do you pay the $ 399 once to join the club or do you pay it every yr to be in the club? If not the 399 every yr is there a anual fee to belong and use it?

Also if I was to buy a resale week at an affliated resort then join the club, is the only thing I lose the 12 mth reservation window

I paid $199 to join with an affiliate. The annual fee is $85 (or $89) per year thereafter.

I'm not quite sure if this is what you are asking, or if this applies to all affiliated resorts, but...

I own at 3 different affiliated resorts, and my weeks (all fixed weeks) are automatically reserved for me. If I want to use the points differently, I cancel that reservation, and use the points however I want.

Well, it appears that some affiliates include membership with HGVC and some don't.

But, I you buy at a HGVC location (which isn't an affiliate) your HGVC membership is included in the purchase and dues.

I purchased a HGVC resort first (South Beach) at resale and did not pay an initiation fee to join HGVC. I purchased two HGVC affiliates (Plantation Club) shortly after and did not pay any additional fees to have them included in my HGVC account. I also did not pay any purchase transfer fees to HGVC since I was already a HGVC member. I pay a single fee of $89 a year to HGVC for my yearly membership.
