Hi all,

I'm listing this for my elderly grandparents. They've owned since 2007 and have never used.

Resort Name: The Imperial Hawaii Vacation Club located at 205 Lewers St Honolulu Hawaii (http://imperialofwaikiki.com/
Unit size: 1 bed 2 bath unit with a full kitchen, referred to as a PALM unit that can accommodate up to 4, with a bedroom and sleeper sofa.
Season/weeks for booking: Any time (dependent on availability) from Sept 1- Aug 31. The maintenance fee's are paid for the current booking period ending Aug 31, 2016. The intervals have not been used!
Annual Maintenance Fees are a total of $2,000 because they have two intervals. They can be used back to back or separate.

There are maintenance fees that would be due are for use during 9/1/2016-8/31/2017, but the two weeks for the current year are unused and paid for.

I will cover closing costs, which will be a little higher as this is part of a land trust through Bank of Hawaii, and as such are not deeded.

So, essentially what I'm saying is that you can get 4 weeks in Hawaii for the price of one years MFs.

As a previous owner at this resort, let me add a couple of things that a potential owner will want to know:

The usage dates for the new owner will be adjusted by two months after the closing date of the name change. The HOA at Imperial moves the use year by that amount each time the ownership changes. So the listed current Sep 1 start date would be adjusted to be two months after the closing for the new owner. For example, if it was purchased in January and closed in February, the use year would start in April, two months after the February closing date.

Regardless of which month starts the use year, Maintenance Fees are still due the first of January for that calendar year. So by the above example, even though the use year for the new owner starts in April, the MF would still be due in the previous January.

It's a fine resort in a great location, literally across the street from the ocean at the makai end of Lewer's Street in Waikiki. There is onsite valet parking, an ABC Store, and a 24-hour Denny's restaurant off the lobby. If you want to be walking distance from everything in Waikiki, the Imperial is a great place to be. http://www.imperialofwaikiki.com/ (And for those who are interested, certain reserved holiday weeks that are deposited to RCI Weeks will receive very high TPU.)

bump. 2 weeks available for use by September. Would require a deposit to use the 2 weeks, but would refund the deposit if you decide to take ownership

If its still available could I use it for a middle of July trip?
What other cost would I have to pay for ownership transfer?
