If I return my resale deeds back to Wyndham through Ovation, will the current reservations I have get deleted? Should I wait till the reservations are used?

How long would I pay the mf for the year?

I would call and ask. But for resale, I wouldn't be count on giving them back and keeping the current reservations.

If I remember correctly from my conversation with them, for developer purchases, you can turn them back, and be given 2 or 3 years of free use (no maintenance). And then they own them and you are done. But pretty sure that's developer only.

You can call them on 1-855-312-9040, Option 2, Monday – Friday from 9:00 am -5:00 pm EST. They are extremely helpful.

To get the free usage, Not only does it have to be developer purchased, it has to be a contract from a resort on their list and there may also be a minimum point requirement from those resorts. I haven't heard of anyone receiving the usage from CWA. I doubt small contracts would qualify. The ones I have heard of are 200.000+ developer purchased points from places like National Harbor, Glacier Canyon, Canterbury, etc. Whatever you own, I would ask but it isn't an automatic free 3 years worth of points if you bought retail.

I turned back a resale deeded fox run converted to points, when fox run left Wyndham.

You can turn in resale points, you just aren't offered the 3 years of use with no additional MF for turning in the deed/contract. Only specific properties (retail only) are being offered this option.

At this point ovation is taking pretty much all Wyndham points contracts and deeded (non points) weeks at wyndham managed properties- although the process can take longer for non point deeded units. They are taking both resale and retail as long as their is no outstanding mortgage and the HOA MF are up to date.
