I have a renter who will not pay anything on a rental until 30 days before the rental

What does it cost to rent at Alunai for 5 nights during this time of year? I've never ever thought to look.
I have no idea what Aulani charges, but it is definitely more than my price, even for Oahu residents, who get a discount.

I would run if a renter is being this difficult. Like others have said, if they are this difficult now, chances are they would give you more grief later.

I am local here living on oahu, actually just 5 minutes from Aulani. We bought more DVC points at Aulani when Aulani was announced 6 years ago. Love to book rooms for thanksgiving, christmas and other holidays and you need that 11 month window for the rooms we use. We staycation with the extended family and friends. Many locals also book Aulani for the weekend and holiday staycation.

It is not possible for everyone to be able to leave the islands for a vacation. It's a great substitute for dineyland or disneyworld as it is way more affordable for locals. The cost of flights make travelling prohibitive.

We also stay quiet often at marriott Ko'Olina and it is a wonderful resort. The wife and I actually prefer it here but the young boy likes Aulani every few months for the amenities. I just don't like the cramped feeling of the resort. I would stay there for a few days but for 4 days or more i would rather be at marriott Ko'Olina next door.

Every time we go to Hilton Hawaiin Village we meet people who are staying there and live in Oahu. Some live less then 30 minutes away.

Also, when we stayed in Carlsbad we met numerous families also staying at GPP & Marbrisa who live less than 40 minutes away in San Diego.

She didn't like my response, when I told her I wouldn't rent to her. Stupid lady.

Folks on Oahu like to stay at Aulani. I personally don't understand it because we have never spent a night in a Denver-area hotel. Seems crazy to pay money for a hotel where you live.

Lol We stay there--it's a touch of Disney without having to spend $500 pp to go to Disneyland (for us $2500). Holds us over till the next trip. Even to take the kids to another island sets us back over $1000 in airfare and rental car prices. I also like it because Auntie's gives us childcare for 3 to allow us to go on a date night (well really it's just dinner)-but that part is nice because finding a sitter for 3 is hard. Now would I pay $$ to stay at a hotel in Waikiki? Probably not. Too crowded and too much crime. I've stayed at Lagoon Tower before but only when a co-worker couldn't use her reservation and would waste it anyway.

That being said, she knows whatever deal you're giving her is better than what she can get, even with the "Kamaaina Rate" (Locals rate). Walk away.

Locals can usually get 25 percent off when it's offered so I think it's $299/night but that is plus tax and parking which end up bring the cost up. DVC renting is the way to go. RUN from this renter..

Before you get close to the end of your use year cancel this reservation. I NEVER EVER rent to someone without complete upfront payment. There are too many prospects willing to comply with my rules to take a chance that someone will back out. I get it all upfront! Cancel the reservation and be done with it.

I would not wait until 30 days for a DVC reservation. You should get full payment at least 60 days out, so your points don't become holding points. If she balks, find another renter or bank yor points.

When I used to rent units, my terms and conditions were clear that the unit was rented only after money was received (including time to clear the bank processing system). So, if the current case happened to me I would consider the person not wanting to pay to be a "prospect", not a "renter".

My response in the situation at hand would be that until I received money I would continue to take offers and rent the unit to the first person who pays money. If the prospect insists on waiting until 30 days before check-in to pay, I would say "Fine. Go ahead and wait. Check back with me at the time to see if the unit is still available."
