All,

I've got a reservation this weekend at Shadow Ridge and I received this email. The bolded information below was bold in the email, that's not my emphasis. It will be interesting to see what (if anything) develops.

Best,

Greg

I wanted to take this opportunity to reach you before you travel to Marriott’s Shadow Ridge Resort. This is your invitation to attend the gifted Owners presentation on Marriott’s new Destinations Exchange Program. We ask our owners to schedule prior to arrival, once you check there are very limited spots. This is not just another sales presentation. It’s a sales presentation AND educational seminar. Whether you intend to purchase something or not, I encourage you to come in and hear about the amazing new vacation options you have! Marriott has gone from offering you 52 resorts to offering you over 5,000 vacation options. This new program includes cruises, sporting events, the National Parks, as well as the bucket list trips people dream of. Please let me know what day might be best and I’ll schedule it for you. We will make changes once you’re here if needed. We are very busy this time of year and all the guests staying over at Desert Springs are scheduling as well. Don’t miss out. This is very educational and you will benefit from learning about the new program. The presentation is just 90 minutes and is very educational.

Also, Marriott is about to announce some very exciting news! We are about to get a whole lot bigger! New Marriott Vacation Club Resorts are coming in locations that will amaze you!

I am sure they will roll out an expanded list of Marriott Hotels in the explorer collection. That is the only "new locations" that have been added and likely the only new locations to be added in the foreseeable future.

An SEC registrant . . .

announces a major acquisition . . .

via an email solicitation . . .

to a sales meeting.

In the unlikely event that is true - it is no way to run a publicly traded company.

We just did an owners update on Maui...really good, experienced, well informed Marriott Sales exec. No new properties ready to announce, though there are some "in the works", as of last Saturday.

I took it a little differently -- I definitely don't think they will break the news in a sales meeting, but coming on the heels of the public disclosure they made in the conference call, I actually think we may see more locations coming.

The fact that the CEO specifically mentioned San Diego, Miami and a couple others in his response to the Goldman analyst is alot more concrete than the usual sales hype.

It will be interesting to see what comes of it, if anything.

Best,

Greg

Just finished an owner's update in Aruba today. Offered DC points at $9.80/point for 3,500 point package. Incentive was $175.00 Marriott Dollars. No mention of new properties.

I saw something similar in a pre-arrival e-mail we received for Ocean Pointe. Thought it was interesting. Not sure we will see a lot. I think anything they add will be via the Explorer Collection. Interesting that the CEO mentioned some possibilities when they also indicated that they have several years worth of inventory. I suppose they have to plan ahead, but they have loads of land ready to be built on.

Or for the sales reps that try to do the same.

? I'm not sure if I follow your question?

As I've noted twice now, I think it will be interesting to see what (if anything) develops.

Also, as I've noted before, I place alot more emphasis on what the CEO of VAC said on the conference call than I do on what the sales rep said. These are carefully scripted (even scripting answers to anticipated questions) and the CEO mentioned specific locations.

That's interesting. Certainly not actionable, but noteworthy.

Best,

Greg

Hmmmm. What you quoted was in the email to Greg that he quoted in his first post here - it wasn't something he said he believed.

I also agree with Greg, and appreciate him pointing it out (see this thread,) that it's interesting that during the conference call the other day the MVW execs actually named a few of the sites they're looking at for further expansion. That's a departure from the norm for them.

But I also think that we're more likely to see new Explorer Collection options than DC Trust conveyances from new properties, for at least the next few years.

Hmmmm. Just did one last week and they offered it at $12.47/pt. But were willing to waive the fee to add my weeks into the system.

I didn't mean to imply that Greg believed it. What I meant to imply that they could be saying there's going to be a major announcement just to get you to go to the presentation.

Absolutely. I can tell you from personal experience that a public company CEO is not going to tell whoppers in an earnings conference call. It is all very carefully scripted and approved by the company's lawyers.

What did they tell you? Could not have been anything exciting since you did not post.

All,

I'm sorry for the non-response here -- I ended up giving the reservation to my wife's friends. Her tennis team at La Costa played in the national championships, and a bunch of their friends wanted to go out and support them, so I gave them the 2BR (and I missed out on the trip because had to stay in SD because of kid's activities....)

But the good news is that my wife's team finished third (in the nation)! She rocks!

Thanks for the queries -- and sorry for the false start...

Best,

Greg

Greg, that was very nice of you. And what a fantastic tournament for her and the team! Congratulations!
