I had been paying over $1250 in MF for my Mauna Loa Village, EOY, t/s week and it was killing me. You can rent for less than that. It was a floating week and never converted to points.
While vacationing in HI I attended a small Wyndham board meeting in Kona and found out that they would let me deed back my week and at no cost to me. I thought I had died and gone to heaven. Process took about 2 months and they do insist that your MF be current. They do reserve the right to say "no" but they accepted my week. Thank you Wyndham. I'm guessing they will put it in a rental program or resell it.
