For those of you who advertise your time shares here and on Redweek (my two favorite places to look) - how long before the start of the week can you turn the week back to a resort? (i.e. if the week starts Friday June 26 and you don't have a renter/offer by the 25th can you turn the week back into the resort or does it just sit empty?) Does it matter on the type of resort?....like Marriott will take them back but XYZ timeshares won't?


What if I see a rental being offered and the week has already started......(i.e. I see a week from 6/26 - 7/4 and today is June 28th) Do you think the renter just forgot to update their post or is the week is still available?

WKORV, WKV, 2-SDO, 4-Kauai Beach Villas, Island Park Village (Yellowstone), Hyatt High Sierra, Dolphin's Cove (Anaheim)
Every single resort has different rules, but the deadline to cancel the reservation with no penalty is usually earlier than a week before, and some reservations cannot be cancelled - for instance, fixed weeks.

There is no way to know about any particular rental unless you contact the owner directly and ask them.

It depends on the resort. I just turned back a week to my resort for a reservation for 4th of July that did not rent. They have a rule that there is no penalty if you give them 2 weeks notice on the reservation, but they fine you $100 if you give less notice than that.

we get 48 hour thru Holiday Inn Vacation Club to get all our points back if we take out the point saver warranty ( I always do)

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
If you are not a part of SVN you can cancel a float week Starwood up until the day before. Of course during prime time it is unlikely you will be able to get another reservation but at least you still end up with a II deposit that is still considered a regular deposit and not a late deposit.

15 days with Wyndham ... but many owners would rather have a place sit empty than pay another $100 for a GUEST CERTIFICATE when someone offers them $150 or 200.... for the 7 nights.....

Yes. I worry about the potential damage or chargeback from low ballers. Also as often as someone wants to lowball someone else is offering a premium for a last minute rental.

I was going to say something about being on the hook for damages ... I just get tired of listening to their PITTY PARTY FOR ME ... if you want to go on vacation ... pay the money ANY motel would get.... I ain't your Momma!
