Does anyone know anything about this Company? They have offered to buy our timeshare on behalf of Europa FL.

Any comments would be gratefully received.

Exactly what terms are they offering you?

Most of the companies that do cold calls are complete scams.

There is a simple rule of thumb for dealing with timeshare business offers:

Any company that charges you a large upfront fee of any kind to sell or rent your timeshare, or to get your money back from another company, is going to scam you - period.

They make their money with the upfront fee and then they make no attempt to sell/rent your timeshare, or to get your money back.

Legitimate businesses charge a commission after the service, but the scammers all ask for a large upfront payment.

Here are some warnings signs with these kinds of companies:

1) Did you get an unsolicited sales call or mailing or email from them?

2) Do they say that they already have a renter/buyer for your timeshare? (Or an established market like people attending conventions.)

3) Do they claim that they can get your money back from another scammer?

4) Do they want you to pay hundreds/thousands of dollars for a title search, or transfer fees, or taxes, or a closing fee, or appraisal, or ANY large fee, UPFRONT?

5) Are they offering to rent/sell it for far more than the market value?

6) Do they want you to pay a large up front fee that supposedly you will get back?

7) Do they want your credit card number over the phone?

If you answer yes to any of these questions, then this is the usual scenario:

Once you pay the fee and receive the contract, you discover that the company has only promised to advertise your resort, not to rent/sell it, and they don't mention having a renter/buyer in the contract.

Then, you won't hear anything from them for a long time, and when you contact them, they will tell you that the renter/buyer backed out, but they will advertise your timeshare on their over-priced website.

Finally, when you try to get your money back, they will point out that you signed a contract, and it's only for advertising.

When you try to challenge it with your credit card company, they will tell you that you only had 60 days to dispute the charge, and that it's too late to do anything.

This is a bitter pill to swallow, but right now, most timeshares are selling for 0-20% of the original retail price. It's not a good time to sell a timeshare.

To see what your timeshare is really worth on the current resale market:

1) Register with ebay
2) Sign in
3) Search for your resort by exact name
4) From the menu on the left find the "Buying Formats" heading and click "choose more"
5) On the next page click "completed listings"
6) The next page will show you current selling prices
(Be sure you look at the completed listings - those are actually SELLING prices - you will find asking prices all over the place, but what really counts is what they actually sold for.)

Whoa !

That was quick & detailed -- highly detailed for being so quick, & amazingly quick for containing so much detail.

Either you're a lightning-fast typer or you've saved that text for super-quick copy & paste when needed.

Whichever it is, it's a major serious public service.

More power to you.

Can you say SCAM?

Does anyone know anything about this Company? They have offered to buy our timeshare on behalf of Europa FL.

ANY group that calls YOU is 99% certain to be an upfront fee company. What are those? A group that makes great sounding promises to rent/lease/sell/transfer/etc your timeshare or system membership points at a good to great price. They often claim to have a buyer or a renter or a group wanting space, etc - but then YOU have to pay to assure the process gets done. In realty that is all they really want - the upfront money paid by you and they can basically disappear (you'll hear nothing more from them & they will be very hard to impossible to reach) to go after the next victim.

DO NOT try to deal with them as it is a scam. Forget any "guarantees" as they are unenforceable (ask yourself what recourse you'd have if you couldn't reach them tomorrow or they simply never followed through with the promises made). Forget any protection from a credit or debit card. They have things set up so what you are promised meets the minimum requirements to assure they, not you, get paid.

DO NOT try to use them or you will be out whatever money they manage to get from you. THAT is a guarantee you can bank on unlike the meaningless, unenforceable one they are trying to lure you in with.

It sounds like this group is one of this type of scam operation. Beware.

This is the reply we have received from them with the offer,

We write to confirm we have successfully secured a sale through an organization based in Malaga, Spain. Our client has requested a face to face meeting in order for all relevant security checks to take place, validation of ownership. Also for signature purposes and to enable business to be concluded on the day.

Below are your ownership details as advertised through OSD. We trust these are correct, but please inform us immediately should there be need for amendment.

Ownership: Name of resort

Country: Scotland

Week/s: 18 + 19

Size: T2

Offer: £ 8,000 for both

Your personal consultant will arrange the dates which best suit yourself and the corporate purchaser in order to book your accommodation and flights on your behalf as this then allows us to secure an appointment with the purchaser for your transfer.

On the day of your meeting the security checks are as follows:

· Correct person/s present who are listed on the membership certificate.

· Check with your management company that maintenance is within 2 years paid.

· There is no outstanding finance attached to your ownership from the original purchase date.

Once these checks have been successfully completed, then all the transfer documentation can be signed. This then surrenders your financial responsibility for the maintenance charge. The transfer documentation along with the original certificate is then forwarded to your resort to instigate the change of name process.

Payment details are explained directly with the purchaser on the day and for obvious security reasons payment is not issued in cash. The format is one of a certified nature which gives you 100% security throughout your transaction.

All of the companies OSD use to secure offers for unwanted timeshares are under contract and we can assure you that during your face to face meeting you will not be asked to take part in a sales presentation for timeshare weeks, point systems nor holiday club memberships as you may have been subjected to in the past. You are there to dispose of your ownership, NOT to buy a product.

The contract also states that once your travel arrangements have been booked your offer is 100% secure. It cannot then be amended nor withdrawn. As we at OSD work on a no up-front fee basis the booking of your accommodation (which is provided free of charge for up to two nights) shows us your commitment to the sale and in turn provides us with the security we need to receive our commission from the purchaser. With that in mind the purchaser is happy to offer you a refund on your flights up to a total of £500 upon a successful transaction.

Five days prior to you departing you will receive written confirmation of your appointment details.

A representative from the organization will pick you up on the appointment date and take you to their office to start the sale procedure. Once the transaction has taken place they will return you to your accommodation, where the rest of the day is yours to do with as you please.

We trust this gives you a better understanding of how we operate as a group. Should you have any questions, please do not hesitate to contact us.

Regards,

Martyn Willis

It just seems to good to be true as they are not asking for anything upfront, do not want you to re-invest or any of the usual scams. We have racked our brains trying to think of the scam but can't think of what it can be. They will arrange our flights if we want them to so we wouldn't have to pay for them and free accommodation for two nights in Madrid.

So any thoughts would be gratefully received.

This is very suspicious - there is NO reason for a face-to-face meeting. Once you are there - you will be at there mercy - for instance they could cancel your flight home.

My guess is that they are going to ask your for a refundable upfront fee, as a guarantee or bond. DON'T DO IT!

It says they will make flight arrangements on your behalf. It does not say it's at no cost to you. Why would the purchaser be refunding up to 500 euros to you if you didn't pay for your flights. They will probably be asking for money or credit card info to book these flights and there will probably never be any flights booked.

I'd also be concerned about identity theft. They may ask for passport information as well as credit card.

This whole thing sounds to crazy to be true. I'd cut off all contact with them immediately.

Another possibility is that the "offer" is not what they will pay you, but that is their offer for what you need to pay them to take over ownership of the units.

If you decline, then they say you are not following through on the deal, and hence will not be receive a refund from them and likely will be charged for your accommodations as well.

The whole thing is a house of cards meant to confuse & impress you. None of it is needed nor does it make sense. You can be sure that there WILL be money required from you before anything of substance occurs. Don't deal with them as it is almost certainly a scam.
