Although a lot of it had to do with the taxes dropping $23 (not sure why?), the overall net increase is only $11 from 2010 to 2011 (with $15 coming from the Club Dues, so really MF's went down $4)

This really helps out with the trend, as the average increase now is 5.5% a year or $41 year over year.
I really don't understand how HGVC can justify a $15 increase, when it has been only $5 or less each year
