Contacted by Timeshare reseller DallasRPS regarding an offer from a "Mexican Buyer" willing to pay a lot more than I expected for my Villa Del Palmar Flamingos timeshare. Everything seemed on the up and up until the request to prepay Tax of almost $4000, refundable at closing. I contacted an attorney familiar with timeshares who reminded me that any such real estate transaction should occur, taxes and all, AT CLOSING. He reported this same buyer has previously gotten others to prepay the taxes and the closing never happened, leaving the seller high and dry and out an additional $4000! Dallas RPS claimed to me that they had someone in the Mexican "IRS" office (the "SAT") who would accept the tax payment. Exactly, and why, in my opinion, you should not be prepay anything in advance of a sale that, itself, seems too good to be true.

There are NO taxes to be paid on Mexican timeshare sales - the entire thing is a well-known scam.

This is the rule of thumb: If they want you to pay any money upfront to rent or sale your timeshare, it is very likely a scam.

All fees should be taken out of the proceeds of the rental or sale - not out of your pocket. PERIOD.

Statements that you will have to pay upfront, but the money will go into an escrow acct. and you will get a refund, are also hallmarks of a scam. Generally, the so called escrow acct. is not escrow at all - it's a bank acct. outside the US, where you will have no recourse, when it turns out to be a scam. They will give you the name of an Legit escrow company, but then give you instructions to send the funds to a different acct. outside the US.
