My father can no longer afford his timeshare and has been in contact with Timeshare Legal. They apparently are going to help him get out of his timeshare contract with Wyndham.

Does anyone have any experience with them. They asked him for a lot of money up front which I think is a big red flag. They claim to have a 100% money back guarantee.

The guys name on the web site is Christian Highlander. I can't really find much about him or his company.

If your father or you on behalf of your father is willing to do a little work, he can most likely give away his Wyndham timeshare paying $0 to $500 -paying for the transfer fee and the closing costs only if you can't find a taker who finds your timeshare desirable enough to take without your father covering those costs. It isn't worth paying in the $1000-$4000 range unless you at least try to give it away first.

TUG mantra is to avoid any organization that charges a large fee upfront.

If a service was truly guaranteed, they would have no problem charging the fee after they completed whatever service they were guaranteeing.

Thanks, basically confirms what I was thinking. I assume all maint. fees need to be payed up for that option to work. I don't know if he is all paid up or not. Just finding out about all this today and trying to get my head wrapped around it.

Before doing anything else, contact Wyndham directly and find out if you can give back the timeshare. If they take it, then the only cost may be getting maintenance fees up to date.

Thanks, I am definitely calling wyndham, do they ever negotiate on back fees? It seems like collecting some money would be better for them than nothing.

I don't think that there is a single, universally correct "one size fits all" answer to your question. The answer will depend in part upon the facility, the week involved and its' current or potential resale value and marketability, the actual amount fees in arrears, etc.

By all means, initiate contact and see what you can do. If Wyndham realizes that their only other option is foreclosure, a cost to them in both time and money and which retrieves absolutely nothing in the way of previous unpaid fees, they might negotiate a deed in lieu of foreclosure (a.k.a. "deedback").

You won't ever know if you don't at least ask. Good luck.

Whoever / whatever this particular "escape / exit / relief" entity might be, just like all the rest of their useless ilk their primary objective is to take your mother's money, likely failing to assist her in any meaningful way to actually part with her timeshare ownership. Forewarned is forearmed.

What efforts have you and your mother thusfar put forth into giving away her timeshare already?

have you contacted the developer or resort HOA to see if they would take it back?
have you attempted to list it for $1 in the hopes someone will take over the fees for you?

Run, do not walk, away from anyone who asks for money upfront!

We have a MarketPlace here on Tug where you can list a bargain timeshare.

We also have a place to give your timeshare away, FOR FREE!

Look into these options and don't pay upfront money to anyone!
