I have no current ownership in the MVC system. Points appear to be available for $2.50 per point (10K points) on Redweek. Maintenance fee is $4500. I would appreciate some feedback on whether that is worth pursuing rather than continuing what I currently do which is simply renting the MVC properties for a daily rate on Marriott.com.

You are paying the highest rate on Marriott.com - you can rent from owners, for far less.

As Denise said, renting weeks from others is far less expensive than on Marriott.com, unless you are a Marriott owner and are getting a discounted owner rate.

$2.50 a point seems very low for point purchase, even on the resale market. If it's legit, it's a great deal. There also is a $300 "education" fee (I think it's $300 and a minimum fee of $2000, or $200 per Beneficial Interest (which is 250 points), so for 10,000 points there would be an additional fee of $8300. I think those figures are right, but someone else can chime in if I'm mistaken.

Still a super deal if it's a legit offer.

The problem with $2.50 per point is the fact that Marriott may grab them back thru the ROFR process (right of first refusal). It is a good buy, but you may have to say good bye to the deal if Marriott takes them away from you.

Really? Every time I book something on Marriott.com I crosscheck with Redweek. The best I have been able to find on the dates that I go is weeks listed at about the same price. Marriott.com becomes more attractive at that point because of flexibility of cancellation and booking additional days. What am I missing?

Assuming they didn't stop the transfer, what are the constraints on the use of the points? I don't have existing ownership so I wouldn't be adding them onto a Marriott originated account. Does that create limitations on the points in terms of renting unused points or transferring to Marriott Reward points?

Your missing one important factor. When you book from Marriott.com you are guaranteed the lowest priority in building/villa preferences.

When you book from an existing owner you have a chance at better placement.

BTW: There are many more rental sites available than Redweek. Redweek rentals sometimes are from owners who are more interested in a profit than just covering MF.

All fees taken into consideration?

My understanding is that booking direct with Marriott you are last on the totem pole for anything. However, it is almost always less to rent direct from an owner (with a profit or not). Generally, the price per redweek.com is the total price you pay-no taxes and no additional fees. I know the weeks I have rented are far less from me than from Marriott. I have used the site for renting both ways.

May I also ask if the owner who rent the week out have to pay the guest certificate or something? Or they just book the week and inform marriott of the name of the person who will be checking in?
