Looking to buy A resale at the Monarch

I am looking at buying a second Marriott timeshare for either trade, use or rent. I came across a Monarch summer week resale. Can I get feedback on the value of the Monarch as a rental or trade. I see prices on TUG and Redweek but I am trying to sort out what is reasonable to offer. Trade and rental value plays a part.

Have you found the Monarch Owners web site online? They have resort maps and show relation to beach. Check unit numbers against map. They also have Buy/Sell pages. Just google it.

Only a few units are true ocean front. About twice as many are ocean view and the rest are all garden view with ocean in distance.

About 90% of the weeks are fixed weeks and the rest are floating. The floating weeks are all in the back garden section.

We own two weeks there....8 & 9. #3854 and 3823. Current maintenance fees are in the $1200 range.

Monarch weeks can be exchanged on RCI or II. On RCI, we get 15-17 TPU points, depending on timing. Only traded once, so far, on II, but trades appear reasonable. But we are generally easy to please and aren't tied down to school vacation weeks.

I usually watch for Monarch trades on eBay. Very rarely see summer weeks. You probably won't find any deals on summer weeks but you might one occasionally around $10,000, which would be low.

Off-season weeks, particularly with garden view, can be found very cheap, but trading points won't be as good.

The Monarch resort is a well-run resort with a good board. Families have owned there for decades...they love it.
