buying a HGVC timeshare in Las Vegas

My wife and I attended a HGVC timeshare presentation last week in Las Vegas. We were offered a 1 bdrm timeshare, gold, with 5000pts for $28,000 at the Elara.. Later they sweetened the deal with an extra 20,000 club pts. Looking at an offer from timeshare brokerage service, they had a two bedroom, gold, with 5000 pts at the Vegas HGVC for $7100. Either resort was fine with us though I hear the Elara is a bit nicer. With a difference of over $20,000 am I wrong to believe that the two bedroom offer is still a much better deal even though the 20,00 club pts can be converted to honor pts that never expire?

You want to buy resale as the markup from the developer is tremendous. I wouldn't let the clubpoints even enter into the picture as Hilton as greatly increased the number needed for a hotel stay, resulting in devaluation.

The resort you own at is relevant only in regard to the price paid and the maintenance fee for the number of points you receive.

HGVC Las Vegas Strip 2br/2ba for $11,000 that yields 7,000 points per year and has a $750 annual maintenance fee means you can stay at any of the resorts, including Elara using those points, while paying much less than actually owning at Elara with a higher MF.

*Insert requisite statement about how dumb it is to purchase direct from HGVC here*

Don't buy an Elara on resale unless you know it's a unit in the HGVC system. Many on the market are not part of HGVC.

Don't own HGVC anywhere but have stayed at all in Vegas except Elara. Don't know anything about points per dollar spent or anything like that. What I do know is that I like the one on Karan Ave the best. Quasi isolated but still my favorite.

I appreciate the feedback from lizap,remy, and bogey21. The bottom line is not to buy direct from HGVC with all the tremendous deals out there.

As it relates to your home week there are no 5000 gold 1 bedroom units. These are all 2 bedrooms.
