Hi,
Thinking about trading into the Royal Vista May 2016. We don't own at this resort so I have to wait 10 months out.
How likely would I be able to reserve an ocean front or ocean view room?
Also, are the rooms nice or in need of refurbishment?
One more question, are there restaurants and night life within walking distance?
Thanks, Sue

Considering that there is plenty availability for May 2015 right now for the unobstructed view units. I would think that May 2016 would be no problem. Experience has showed me that the earlier you book the better unit you get. I have talked to resort staff who have confirmed that. I would recommend that you book online at 7:00AM at 10 months for the best chance at getting a good view.
Since I haven't stayed at Royal Vista yet, I will let others answer your other questions.

We stay there every December. We don't own there, but have never had an issue getting a unit...and a couple times in the last 3 years we have gotten an oceanfront. Our units have been in great shape too. They have all been pretty nice and up to date. There are some restaurants in walking area, but in my opinion, the better places and any nightlife are a drive away.

I doubt May will be a problem.
That is low season in FL for the beach.
I was there in June.
I recommend you call in and do your reservation on the phone instead of online.
The Wyndham agent can tell you exactly what room you are booking so there are no view surprises. You cannot really tell online.
I was able to get an ocean front unit or what they call an oceanfront unit around 6 months in advance for a June stay this year.

Here are some pictures of the room.
They are nicely updated with a nautical beachy theme.

We had a wrap around balcony:

The 1 bedrooms have 2 bathrooms.

Since the point chart does not show a separate value for ocean front units unless they are all ocean front you would need to be VIP gold or higher to place an official hold on a unit when booking. The best you can do is a couple of weeks prior to arriving call the resort and make a request for oceanfront etc. I may be wrong but I'm pretty sure that's the policy.

There are NO PROMISES for units - Yes, GOLD and PLATIUM VIP status will be allowed to "NOTE" a "DO NO MOVE" on the reservation ... and sometimes that notation vanishes. Check in as early as possible.... even if you don't get the room key, YOUR name and credit card will be attached to THAT unit.

That is not what I was told.
I was actually encouraged to call in to make sure of the room type and was even given the exact room number.
I was given the same exact room that the guide told me I would be getting.
Maybe it was because it was June as opposed to snowbird time.
I'm not sure how many of these units were sold as fixed weeks.
Maybe that makes a difference.

Royal Vista was built solely as a UDI Points resort by Wyndham - NEVER any fixed week units. It was early enough in the Wyndham points evolution to NOT have had units designated at MORE points for better views or heights --- so a 1bdr is either 140K (slightly smaller) or 154K (the 1/2 units) while a 2 bdr is either 189K or 203K in points. Neither units carrying a 140K or a 189K point value is a OCEANFRONT unit --- but there are 154K and 203K units carrying a intercoastal view (smoke job on what a Ocean Drive view is). I believe several units using the lower point value (1bdrs I believe) are on the 4th floor just above the parking garage ramps or were built with only 1 bathroom verses the full 2nd bath.

I own many, many RV points but I usually stay in the other resorts - esp the FLBR or secondly, in the SB or SG studio units.

I was there in late June. Royal Vista is beautiful. The units are in great shape. They look refurbished to me. The views are beautiful even from the 2nd building that's not quite ocean front. The staff is exceptional.

Only most of the 1bdr have a wrap around balcony. The 2 bedrooms have a very small balcony unless you have a 2/2 in building 1 --- those balconies are full length and across both bedrooms and the living room. There are 8 chairs and several small drink tables on that balcony.

Very nice pictures, Chriskre!

My avatar picture is from the RV building 1 2/2 balcony --- the oceanfront building.
