Pueblo Bonito owners lunch question

Wondering what kinds of offers have been made at an owners lunch at Emerald Bay. Also, with resale points, are there benefits that are voided?

We do not have points - just a 1-bedroom/2 bath unit. If you choose to go, they will want thousands of $ for an upgrade - it never fails. We bought PBEB at an extremely low price on eBay, so we do not go to the Owner update breakfast or lunches because we bought it so that family and friends could stay there while we were next door at LaJolla/Punta Pacifica. Everyone has loved PBEB because it is really nice. (Me too!) Now that everyone has come to Mazatlan, we use it for exchanges and will most likely do a cheap resale on eBay when our exchange company commitments run out.

I do not know what Emerald Bay offers owners for attending and owners update but can say earlier this month PBSB (Cabo) was offering owners either $50 in resport credit or $100 in resort credit for $20 for going to the owners lunch. RCI guests and other non owners were offered $400 in resort credit for attending the non owners morning presentations. We countered by attending a different presentation at another resort for a lot more cash.

Actually, not interested in offers to attend, more like what kind of offers to expect for upgrades or to add points if I do attend. Also wondering if there are benefits to buying direct or if all stipulations transfer to a resale buyer.

As with nearly all timeshares you will be offered bonuses with your "upgraded contract". Bonus might include optional vs mandatory MF, a MF recovery program and bonus weeks. The cost to upgrade is seldom worth the cost as you are paying them more money to not use your contract or get a few bonus weeks. You can usually end up paying net less by taking some occasional losses on rentals of unused weeks and purchasing extra weeks through RCI (sometimes cheaper than the MF). For these reasons I never upgrade. Your upgraded contract is only worth the about the same as your resale contract as the goodies do not go with the resale contract. Also beware PB and several other resorts now have a refurbishment clause in their new and upgraded contracts that charge and extra MF every 5 years which is equivalent to a 20% increase in MF!
