Newbie; Where do the units Wyndham rents come from? (Shell)

Is there a fixed amount of points in a point system so that if every owner used all their points every year every unit in the system would be booked every day of the year?

If this is how the point system works, then where does Wyndham get the points to rent so many of the rooms each year? Does Wyndham own a number of points they use to rent or is it a situation of too bad you didn't use your points quick enough so we rented them out...

Additionally where does Wyndham get the points to give to the VIP Wyndham owners?

I don't know about Shell, specifically. But, in most systems, there are three sources:

1: Inventory owned by the developer/management company. This could be never-sold inventory, or inventory that has been foreclosed or otherwise deeded back.

2: Breakage. Most systems allow the management company to acquire unbooked inventory relatively close-in to use, and they can rent that for their own purposes. This comes up because some owners allow points to expire each year.

3: Owner-supplied inventory. Some systems have mechanisms for owners to book units and have the management company rent the unit out, with a fraction of the earnings going back to the owner. This also happens indirectly. For example, in some systems you can turn in points for other kinds of travel beyond timeshare stays. To do this, the management company rents out underlying inventory, and uses the proceeds to pay for your travel. Note that these uses are almost never good deals for the owner.

Yes, points they own; Also any unit NOT RESERVED 60 day before checkin .. they can grab 90% of those units.

Additionally where does Wyndham get the points to give to the VIP Wyndham owners? This is a "funny" one - the Sales Department is supposed to be paying for those points and cost to upgrade the units but are the points among those that are unbrought or no MFs are being collected?NOt the accountant employed at Wyndham nor the auditor

Actually almost ALL areas have "their" PRIME season(s) ... some are not traditional like in a summer vacation season. Don't think you are going to stay in Pompano at any of the 4 Wyndham resorts between Christmas and Easter. Of that Columbus B-Day in October will be open in the Daytona Beach resort. Or that last week in January in Nashville with be wide open with available units. Shawnee is booked during almost ALL weekends along with all summer full weeks. But it is within a 4 hour drive of all NYC along with Boston to DC out to Pittsburgh - a LARGE population draw.

You do NOT find Wyndham resorts in Lincoln, NE ... not a tourist destination like New Orleans. But they do have a Wyndham in Chicago, NYC, DC, San Fran, San Diego, etc ... BIG CITIES. And all those waterfront locations - but which have MORE to offer than a 10 week summer season (Atlantic City has conventions & gambling along with being a GREAT weekend destination year round).

Hope this answers some of your questions ... the resorts are NOT empty. And when there may be open units due to a slower season .. Wyndham may offer EVERYONE a discount on points needed to book there along with those travelling fools in the VIP program.

One additional source of points is Extra Holidays. Even though it is rather foolish, many owners turn over points and reservations for Wyndham to rent out for them. Wyndham keeps 40% of the proceeds and the owner gets 60%. The biggest problem with this is that Wyndham often just rents out part of the reservation and the remainder is lost. As to where the extra points come from for VIP discounts is a big mystery, especially when VIP benefits are applied to non-VIP eligible contracts.
