Presidential Villas at Plantation Resort MF's are up again this year by $48

We own several 3 bedrooms at Presidential Villas, all summer season, and I just received a MF bill for $840 for 2017 for one of them.

The fees keep going up, the trading power through RCI keeps going down, down, down.

I am unsure why the fees go up around $50 each year. There is really no explanation, but if there are people not paying fees, and we are making up for that lack of revenue, maybe management should be offering free and nearly free weeks to owners. I think there is an active sales department, so maybe that department can take up the slack for the people they hard-sell into buying something they don't really need or want.

Whatever the case, fees going up this much is outrageous, and there has to be an end sometime, for crying out loud.

I am also in Thornton, which is pretty small. Are you the ones in Hunter's Glen, where our son also lives? We are at about 114th and Holly.

They say they are updating the units, but the fees have gone up $215 in about four years. That's ridiculous.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
One thing to remember though is 4 years ago, you were paying $625 for a 3 bedroom lockoff resort unit. It was probably kept artificially low with low reserves and deferred behind the scene type maintenance.

I remember back in 2006 when I bought my first rci points unit off ebay, I was debating between Plantation Resort and Summer Bay in Orlando. Plantation resort was at about $585 and SummerBay 2 br was at about $650. The reviews for Plantation weren't terrible but wasn't the best and if I had to stay in one Summer Bay sounded nicer so that's what I went with. Over the last 10 years SummerBay has crept up but is still around $780 (I no longer own that unit). The Summer bay unit only received 75,500. I actually wished I had gone with the Plantation for the 6 yrs I owned the Summer Bay, I would have recieved 150,000 more points and saved at least $400 in MF's.

Another note at Plantation, even though the tpu's have gone down, I think the RCI points haven't changed so you should still be getting around 105,000 for the summer 3 br lockoff so still considered a decent deal even at $840 MF's.

Yes, we live in Hunters Glen. We have owned at Plantation Resort Presidential Villas since
1997. Our building was just starting construction when we purchased. Even though the units are well kept up I am sick of these fees going up each year. We are also Wyndham owners.
