Help with deciding what to buy?

We have two weeks at end Sept-October, thanksgiving week (expensive and we'd lose overtime pay), Christmas two weeks (same deal as thanksgiving), two weeks Spring Break (mid-March not necessarily paired with Easter), plus a five to seven week summer that goes from the second week of June and ends the last week of July.

6) Can you make firm plans 12 or more mos. in advance? Yes

7) Can you vacation for a full week at a time? Yes but we don't want WVERY vacation to be a full week. (Is a timeshare week seven or five days?)

8) What level of accommodations do you prefer on a scale of 1 to 5 stars? Prefer 4 but we do 3's also

9) How much can you afford to spend upfront, without financing? Maybe up to $4000?

10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year? Prefer not to spend more than $1200/yr max

11) Are you a detail oriented planner? Very

12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do? Yes

Thank you for any advice you can offer. We just stayed at GPP and did a presentation with HGVC. We have been thinking of timeshare for a while but not sure Hilton is it for us and definitely had no interest in Carlsbad being our home resort. We live in Northern California so Tahoe is about a three hour drive. I think I like the Marriott in South Shore (Timberlodge?) Not sure if that should be our home resort or something more popular like WKORV. We just received a presentation offer for WKORV which, after being at GPP sparked our interest in a more serious way. What do all you TUG experts think? Thanks!!!!

I don't know how Starwood works.

For Marriott, you would need to trade in II. You could buy either Maui or Tahoe and then trade the years you don't want to use it. You will spend more than $1200/year for MFs, taxes and II fees.

You may need to make a couple new threads to get enough feedback from other owners. You can make one in the Starwood forum asking about how to use that system for Maui and Tahoe. Make another in the Marriott forum to ask the same.

Another system that may work for you is Hyatt. That one can be pretty costly. Worldmark also has a few timeshare in Tahoe and a couple on Maui.

Whatever you decide, do not buy from the developer. Research for a long time and figure out exactly what would work best for your family and then buy on the resale market.
