Just discovered this site..am a Welk owner, 240K pts, odd yrs. Paid retail of course, but now thinking of buying some points from resale. Would anyone know of the following? ... I currently pay about $1200 maintenance fee. If I increase another 240K thru Welk, the fee would go to about $1800 I believe. If I buy 240K pts resale, and they state the fees are $1200, would Welk roll the new pts to my existing and charge me on my 480K total, or would they treat the 2 deeds as separate and charge me 2 X $1200? Also, Welk would no doubt be aware that I have purchased additional pts via resale. Are they likely to place restrictions on my new points, or otherwise treat me differently?? Thanks in advance for advice!

I have heard that they will not combine points, but I'm no expert. If I were you, I'd call Bent Jex at calresorts.com. He is an expert and will know how to guide you.

Welk points resale questions

Thanks for that ... I did contact Jex and he advised that I would have to pay 2 maintenance fees, unless I sold my original 240K and bought 480K resale. Worth considering.

Hope things work out for you. We are owners at Villas on the Green, purchased resale from calresorts.com after sitting through a Welk sales pitch and saying no. The Welk guy told us that Platinum Points would never be allowed to be sold on the resale market. Turned out to be a false statement. Drives you nuts to see what developers can say.

If you could get the lower fee by dumping the developer purchase and replacing it with 2 X the points it might make sense, if your willing to recognize the loss on the (emotionally, in reality the depreciation has already occurred) immediately

Paying Developer price for the second group would probably take 30 + years to break even . . .

I agree with this. They won't combine the contracts do the MFs are higher. Good luck and please let us know what you decide to do.
